Description

Cool four double bedroom ground floor flat of 1154 square feet, situated directly opposite Peckham Rye Park and Common’s 113 acres, between East Dulwich and Peckham’s centres, just a mile from both Peckham Rye and East Dulwich stations. Share of Freehold.

Your front door opens into the generous eat-in kitchen of over 12 feet by over 11. You open out from here to a small (grilled) courtyard space. On through and there is a w.c. to your left, then a storage cupboard and generous recess beyond that. To your right is the first double bedroom (of over 12 feet by over 12), and the large reception room is next door. This room is double-aspect so especially-bright, and extends 18 feet at its longest point.

Past another cupboard and then you have two further double bedrooms to your right as the flat takes a good angle (at over 13 feet by over 10, and over 13 feet by over 9). To your left you have a neat bathroom with white suite, over bath shower and window, and a fourth double bedroom of over 9 feet by over 9.

Peckham Rye Park and Common comprises a popular Victorian Park and historic common, providing a pleasant refuge for both the local community and wildlife. The park has a long, rich and engaging history; it was recorded as being cultivated before the Norman Conquest in the 11th Century! It is home to ornamental gardens, streams, woodland and a lake, playgrounds and a cafe, plus outdoor gym. It never gets boring, even on a dull day!

At the tip of the common to the north you have a bunch of trendy eateries and cafes including Mr Bao and Bahn Bahn. Bellenden Road and Rye Lane are also close for gastronomic delights (such as Levan, Artusi, Ganapati and The Begging Bowl) and cafes, bars and pubs, Peckham Levels, Peckham Plex Cinema, and The Bussey Building.

On East Dulwich’s Lordship Lane, you have lots of boutique shops, plus plenty of places to eat and drink. We like Meat LiquorED and SMBS, The Cheese Block, Mons and Moxon’s, plus The EDT and The Palmerston. There is also a handy M&S Food Hall and a Co-Op supermarket. Don’t miss North Cross Road for shopping and Saturday market. Nunhead is not far either for more options.

Local-to-you pubs include The Herne, The Angel Oak, The Clockhouse and Watson’s General Telegraph. All within a small ramble.
