Other ‘similar’ looking properties have been available in this area, at lower prices too…..but this is probably the largest in the road coming in at a whopping 1803 sq ft, with a living room that you want your friends to come and enjoy with you, compared to the cramped conditions being offered else where!!


You’re at the top of the hill here, so no risk of flooding incase that’s a factor for you buying, and there are views that Wales is famous for, and if Moel Fammau is your thing, well she’s….I presume everyone calls her, she, she’s in plain sight from the front windows of this home, and you have some large windows in which to enjoy the views from.

A stylish wood and glass panel door welcomes us into the fabulous lounge and dining area. With two massive windows from which to enjoy the far-reaching views and also help to keep this spacious room, at almost 23ft x 19ft, loaded with natural light. This is a room where you can actually enjoy spending time with large gatherings, without worrying about bumping into each other.

You can have any sort of vast U-shaped or Corner sofa imaginable and still have plenty of room for a large ten seat dining table and chairs. The ceiling has been beautifully crafted with inset lights, offering this room a real sense of grandeur.

Move in here, and I believe that you’ll be the Go-To home for every occasion, Christmas, Yom Kippur, Birthdays, Hanukkah, Easter, Ramadan….you name it, people will be piling round!


The stylish and recently fitted kitchen sits just off the main living area, not encroaching in any way, but set back, with a lovely area crying out for some bar stools to be placed, where your guests can join you in spirit, or with spirits, as you triumph with some masterpieces and show off your culinary skills……failing that, there’s a large wooden work top in which to open your take-away!

The kitchens wooden work-surfaces form a U-shape, creating a cosy and inviting place for Chef to work their magic. Everything you’ll need to knock some fine food up is located within easy reach, and a large void sits waiting for an almighty American Fridge / Freezer to be housed. This kitchen was designed by a Top Chef, so they can watch over the festivities while enjoying what they do best. Another large window offers far-reaching views over Wales, and a frosted glass door opens to the rear garden, but there’s so much more in here to see, before we venture outside.


Another wood and glass panel door opens into the inner hallway, where we find doors to many more rooms.


The first door on our right opens to the main bedroom, which sits at around 17ft x 12 ft, so substantial. There’s a recess that’s crying out for a fitted wardrobe or freestanding, whichever you preference. Capable of taking any size bed while still leaving room, there’s even space for a bench and many other free-standing items of furniture.

A door from here reveals the en-suite shower room. I’d say it’s more of a wet room, with a pedestal wash hand basin and toilet. A chrome heated towel rail will keep your towels toasty and a frosted window lets the light flood in and keeps any prying eyes out…..not that it’s like that!


A set of French doors open out into the rear garden and patio area just outside, but more of this later.


Back into the inner hallway and the next door that we come to is the family bathroom.


Fitted with a modern luxury contemporary suite that consists of: a stylish bath with handheld shower attachment, you know for those hard to reach places, and a rainforest shower head above for a deeper clean. A glass panel screen protects the over vigorous shower enthusiast from soaking the floors, although that won’t matter, as gorgeous tiles makes for easy cleaning. A bowel sink perches on top of a shelf, and the floating toilet sits wall mounted with a hand held shower attachment next to it, instead of a bidet…..haven’t seen one of these in years, and what a nice modern touch this is. A large frosted window keeps it nice and light.


Working our way around anti-clockwise, we come to the utility room. Nicely tucked away from the daytime living area for noise reduction, this has plumbing for a washing machine and a very useful sink with store cupboard below. A frosted window allows the natural light in and helps to keep the inner hallway bright.


Moving on around to the next room, this could be classified as bedroom three, or an office or games / hobby room. It is easily capable of taking a double bed with assorted pieces of furniture to configure as you wish. The floor is a light wood effect and is complimented by the huge rear facing window.


The final room in this inner section opens to the second bedroom. This is similar to the last bedroom, slightly bigger and if you don’t require its use as a bedroom, would make an excellent dining room as it’s closer to the kitchen. This room looks out over the side aspect of the home and again has a very large window, with a continuation of the light wood effect floor.


Before we leave this inner hallway, there is a large recess that fits underneath the stairs. This could be used for storage or as a decorative feature, but however you choose to use it, the fact that it’s there is a bonus.


Stepping back into the huge living area and then to the entrance porch, we take the stairs to the first floor, obviously.


At the top of the stairs, a small landing offers two choices: a door on the left and another on the right. Take the left option and we step inside another decent sized double bedroom. You do have the slope of the roof in here due to the shape of the house, but the size of the space doesn’t really get affected by it. It’s kept light in here thanks to the light wood effect floor and a large Velus window, ideal for star gazing! A door opens to reveal an en-suite shower room.


This has a large vanity sink unit stretching almost the length of one wall, so storage is catered for. At the end of this unit is a toilet that’s nicely tucked away, and opposite is a shower cubicle. Fully tiled and with a hand held shower attachment and a large rainforest shower head, no excuses not to be clean.


Across the landing and we come to the final room in this magnificent home.


Longer and narrower than its counterpart, it not only has a Velux window but also a porthole style window, set almost like a picture frame to include a real life piece of art, the fabulous Welsh Countryside Views that perfectly encapsulates Moel Fammau. This space is currently used as an office but would make an exceptional bedroom, games room, stargazing room or whatever it is you need.


Lastly, we pop outside. As I mentioned at the start there is a raised front garden that’s set in two tiers and made up of lawn. The present owner is not particularly green fingered, but with a little imagination, it could be filled with colourful flowers that would really enhance it somewhat.

The garage is attached on one side of the home, and a gate provides access on the other side. As we walk through, we notice that the floor is mainly made up of concrete paths, there are some raised sections that include flower beds. There’s an area of lawn that will give you something to mow, and then a patio section at the rear offering an uninterrupted view of Moel Fammau and the mountain range she sits on. A large hedge sets the border and offers a good degree of privacy. Now, while the garden is not massive, it does offer a place to entertain guests when having a BBQ, or there are many sections where you can sit alone, and sunbathe naked if you like, without the fear of being interrupted. I don’t know how you live, I’m just giving complete options, so don’t feel embarrassed, I’m not judging!

All in all, if you love entertaining, and entertaining in style, then this is the must view home. It offers a large selection of rooms making it so Versatile, you can have 5 bedrooms and one vast reception room that sits at almost 23ft x19ft, you have two bedrooms upstairs, one with an en-suite, you also have a main bedroom on the ground floor, again with an en-suite, then you have a further two bedrooms on the ground floor that offer a multitude of purposes to suit your requirements. There’s a stylish open-plan kitchen, a utility room, front and rear gardens, an attached garage and views, views of Moel Fammau that I’m not sure I’ve mentioned yet!!
