High specification, immaculate, bespoke, 2 bedroom 2 bathroom lodge on gated, peaceful, small development of just 23 detached lodges just outside of Rock. Situated on elevated corner plot with lovely SW facing valley outlook.
The current vendors had this lodge built to their specifications by Timber Ventures. This included extra insulation, a separate utility room and putting the two ensuite bedrooms at either end of the open plan living room, these come with zip and link beds ideally suited for two couples or a family of four.
The site is off a quiet road that follows the river down towards the Estuary at Rock. An electric gated entrance keeps the site secure and private. There are 2 brick paved parking spaces allocated to the lodge and the door is to the rear of the lodge. Once inside you are at the back of the kitchen area with a utility room housing an integrated washing machine, tumble dryer and a sink as well as storage. The kitchen is fully fitted with integrated dish washer, oven hob, microwave, fridge freezer and wine cooler. There are kitchen windows to the rear of the lodge and two electric velux in the ceiling which close automatically when it rains. There is also a breakfast bar in the kitchen which faces the living area where there is a dining table and chairs as well as a sofa facing a 50" wall hung tv set above an electric feature fire. Total size of the living area is 6.4m x 6.3m. The flooring is engineered oak.
There are two sets of bifold doors from the living room out onto the large 12ft by 45ft rear deck which has glazed balustrade panels and looks down across the site to fields on the opposite side of the valley. There are also two fixed windows above the bifold doors giving maximum light to the open plan room. There is plenty of space for dining furniture and BBQ on the deck. The internal furniture, carpets and curtains are included in the sale while the external furniture is available by separate negotiation.
Heating is from a gas boiler which runs off LPG bottles. There are attractive vertical radiators in the lodge with heated towel rails in each ensuite. Both the bedrooms are ensuite and the vendors designed one with a wall of wardrobes built towards the rear so the bed can sit facing the French doors that face out onto the deck and enjoy the view from the bed. The wardrobe wall also separates the shower ensuite from the bedroom. this bedroom area, not including the walk in wardrobe is 3.9m x 3.1m. Both ensuites have large contemporary shower enclosures with rain head thermostatic showers and attractive basins in vanity units. The bedroom floors are carpeted. The second bedroom is 4m x 3m and has a slightly smaller walk in wardrobe with plenty of storage.
There is external lighting on the lodge and built into the deck. All ground maintenance is taken care of by the site owner. The site fees are subject to inflation but currently the vendor paid £5060.00 in 2025. This covers pitch fees, maintenance and wifi. Sewerage and rubbish collection is £160 PA. The lodge can be used for 12 months of the year but can not be your main residence. There is no Council tax on these lodges. There are 37 years remaining on the licence.
Ownership also means use of site facilities opposite which include an indoor heated swimming pool and private pedestrian access to the Estuary.
