Description
Description
Lane End is a classic West Norfolk village home. A comfortable Victorian house, of the local carrstone synonymous with the neighbouring Sandringham Estate, with a lovely charm helped by the architectural detail both inside and out. It is a house with wonderful natural light, no doubt helped by the big Victorian sash windows, and a pleasingly conventional layout that makes living easy.
The front of the house, with distinctive pedimented roof line, and bay windows clad in Wisteria, is a fine welcome. A wide entrance hall leads through the house, into the principal rooms. An elegant dining room, with bay window, alcove cabinetry and original fireplace with distinctive green tiling is mirrored on the opposite side of the hall by a wonderfully spacious sitting room, with extended bay, providing triple aspect light, and again with attractive fireplace. A further living room, also used as a play room, is complete with alcove cabinetry and French doors out to the gardens, and is conveniently next to the kitchen. This is an open plan space, with fitted cabinetry, and bay window with banquette seating around a dining table, a very functional area. For rural/close to the coast living, the utility/boot room area is essential, with this house also enjoying a ground floor shower room off the utility with walk in shower, ideal for hosing down muddy dogs or sand clad children.
A great feature of the house is the central staircase, leading up to an incredibly light an airy landing, one of those that creates a good energy in the morning. The current custodians utilise all five bedrooms, each with their own character, with four doubles and one single bedroom. In the past, one side of the house has been a principal suite, with a fine bedroom at the front, through to a large dressing room, and to a bathroom serving as an en suite, with a further door so it can be utilised by other bedrooms. There is also a shower room.
Garden and grounds
For a village setting, the house enjoys an expansive garden providing privacy. A drive enters from the north-east corner, to a parking and turning area adjoining the double garage. There is space for cars and boats.
A wide lawn sweeps round the house from east to west, creating an open space to enjoy. A walled boundary to the east, likely where a Victorian greenhouse once stood, is a backdrop to a delightful paved seating area, facing south to west, ideal for al fresco entertaining and dining. The same can be said for a brick weave courtyard area between the house and traditional outbuildings, a sheltered spot with almost a Mediterranean feel to in when the sun is at its highest. Around the periphery of the lawns are shrubberies and hedged boundaries.
The double garage is incredibly useful for storage, with an original line of outhouses providing further storage rooms, with the opportunity to utilise them in different ways to suit requirements.
Location
Lane End is in part of the most original area of Dersingham, a well-served West Norfolk village almost equidistant between the historic town of Kings Lynn and coastal destination of Hunstanton. The village has pubs, doctors surgery, convenience shop, garden centre and primary school, alongside an active community.
With Sandringham as near neighbours to the south, and the popular village of Snettisham to the north, the house is well placed. Gastronomical highlights range from the popular Rose & Crown and highly regarded ‘Old Bank’ restaurant, both in Snettisham, the Michelin starred ‘Neptune’ in nearby Old Hunstanton and further along the coast at Morston Hall, the excellent ‘Socius’ in Burnham Market, and many other gastro pubs dotted throughout the coast and north-west Norfolk, and the acclaimed Eric’s Fish & Chips at Thornham. Walking off excesses is a delight in this part of the county, whether on the seemingly endless and visually stunning coastal path, or the Peddars Way for 46 miles of in land walking. The Sandringham Estate provides further woodland walks and trails.
This area of the county is world famous for its bird watching, and indeed the terrace of the Hall is an excellent position to watch Pink foot geese, that fly over the house to and from the coastline, whilst wintering in England. RSPB Snettisham and Titchwell are hotspots for wildfowl and waders. The coast provides sailing at various points, with Burnham Overy Staithe and Brancaster Staithe the most popular choices, whilst Brancaster beach and Hunstanton lend themselves to kite surfing.
There are links courses at the Royal West Norfolk Golf Club at Brancaster, and Old Hunstanton.
