Description
The Tour
This apartment lies within a striking red-brick Victorian house, distinguished by its symmetrical bays and cherry-red front door. Entry is via a shared hallway, where stairs ascend to the home’s private first-floor entrance.
Here, an internal staircase rises to the uppermost floor. The open-plan living space is arranged here, capitalising on the light and views captured by windows on the building’s north-east and south-west aspects. Fine osmo-oiled original pine floors extend underfoot, pairing elegantly with crisp white walls.
The kitchen wraps around one wall. Forest-green cabinetry is arranged in a low L-shape, keeping the space open to the rest of the room. Smooth quartz countertops provide generous preparation space, and integrated appliances include a dishwasher, a Bosch oven and a Caple wine fridge. The remainder of the room is versatile in nature, with ample space for dining and sitting areas. Stretching to just shy of four metres at its highest point, the pitched ceiling overhead amplifies the room’s airy feel.
On the other side of the first-floor landing is the principal bedroom, a serene space with sandy-brown walls in 'Mouse's Back' by Farrow & Ball, a white-painted former fireplace and soft carpet underfoot. Next door is the bathroom, a wonderfully realised space with Mosaico+ red tiles that extend across the floor and partly up the walls. There is a freestanding bathtub here, and underfloor heating warms from below.
Downstairs is the second bedroom, which has been painted in the rich burnt orange tones of 'Red Earth' by Farrow & Ball. Currently used as a nursery, it would also make a peaceful home study or studio.
As well as transforming the layout and design of the house, the current owners also replumbed, rewired and reinsulated the home during a recent renovation. New windows were also added.
Outdoor Space
Accessed from the first-floor landing, the terrace is a fantastic space for hosting, with plenty of room for a table and chairs and a barbecue. Its elevated position gives it a wonderfully removed feel, with views extending across nearby tree canopies. South-west-facing, it receives the best of the afternoon sun.
The Area
Cranwich Road is a quiet street close to the wonderful West Reservoir for year-round outdoor swimming. The neighbouring East Reservoir is a picturesque spot for dog walking or weekend strolls and has a café, The Coal House. The New River Path runs to the north, while Finsbury Park, Springfield Park, Clissold Park and Abney Cemetery are all easily reached.
Stoke Newington Church Street can be reached in around 15 minutes on foot and is home to stalwarts Spence Bakery, Rasa and The Good Egg. Newer openings include a branch of Noble Rot’s Shrine to the Vine and a Whole Foods. There are some excellent pubs in the area, too: The Jolly Butchers is known for its excellent beer menu and curries, and the much-loved Clarence Tavern does brilliant food.
There are several primary schools close to the house, including Homleigh, Grazebrook and William Patten. Stoke Newington School is also easily reached.
Stamford Hill station is around eight minutes away on foot and runs Weaver line services towards Liverpool Street. Seven Sisters (Victoria line) is one stop to the north. Manor House station is around 15 minutes’ walk away and runs Piccadilly line services. There are also plenty of bus routes locally.
