We have truly loved living in this home for over 20 years, with its versatile spaces naturally adapting to each stage of our lives. It’s such a peaceful setting waking up to birdsong and sitting in the conservatory watching the birds in the garden has always felt very special. The location has been perfect for us too, with a great local restaurant just a short walk away, parks all around, and Bracknell close enough for convenience without losing that peaceful feel. This house holds so many happy memories for us, and while it’s hard to leave, it feels like the right time for our next chapter.

First things first, we absolutely love where this home is positioned on the development, tucked away in its own little section with just one other home opposite, overlooking a green space.
In terms of parking, there are two spaces, one on the driveway and another directly opposite.
You enter the property into the entrance hall, with the integral garage immediately on your right. It’s ideal for storage, but if you needed additional living space there could also be potential to convert it into another reception room (subject to the necessary permissions and building regulations). Opposite is the kitchen, which offers good storage and space for appliances.
Further down the hall is a downstairs WC, before opening into a double-width living/dining room that flows through to the conservatory, creating a really sociable space that then leads out onto the garden.
Upstairs, there are three bedrooms and a family bathroom, with all bedrooms benefiting from built-in storage. The main bedroom also enjoys its own ensuite shower room.

Area Comments...

Lyon Oaks sits within the popular Quelm Park development and is a great spot for families. Quelm Lane gives easy access through to Braybrooke Park and onwards towards The Lexicon, while Kennel Lane provides great access to Garth Meadow on the other side. Warfield Primary School is also conveniently positioned just across Harvest Ride.
