DESCRIPTION

Set in the delightful and picturesque village of Great Rissington, 4 Orchard Bank is a two-bedroom Cotswold stone cottage style home built around 1985, with a well-established and secluded garden. The house is presented in excellent decorative order throughout and provides an opportunity to own a lovely village home. The house is approached via a footpath from the driveway, which provides parking for three cars. Arranged over two floors, the solid wood and glazed front door opens into a spacious hallway with downstairs cloakroom. The kitchen is fitted with wall and base units and comes with integrated oven, hob and extractor fan, Bosch washing machine and fridge freezer. Leading off from here is a breakfast area with handmade oak framed double glazed door opening out into a beautiful Sun Lounge. Both kitchen and sun lounge have un-polished marble floors. From the hallway is the main living room complete with open fireplace with stone hearth surround and double oak framed doors back into the Sun Lounge. The staircase with wooden banister rail leads up to a spacious first floor landing with an airing cupboard and ceiling hatch which provides access to the part-boarded loft space above, currently used for storage. The principal bedroom is generous in size and is light, bright and airy with ample built-in wardrobes. There is a further double bedroom with windows to two aspects enjoying panoramic treetop views across the village. The bath/shower room is fitted with a fully white tiled suite and with marble effect tiled flooring. The quiet, peaceful and private rear garden also gives access to the single garage, with power and light. The pretty landscaped back garden is largely laid to lawn and is planted with mature trees and shrubs with a delightful seating area to the side of the garden.
