Property Insight
Quietly positioned within an exclusive cul-de-sac in Royston, this individual five-bedroom detached family home has been extended and finished to a high standard throughout, with accommodation extending to approximately 1,955 sq ft. It offers two reception rooms, an impressive open-plan kitchen/diner with bi-fold doors to the garden, five bedrooms with two en-suites, a family bathroom and a ground-floor cloakroom, garage and driveway parking, and a split-level rear garden with a peaceful outlook and is one of only four homes with views over the woodland!
Set back behind a neat lawned frontage with established hedging, the property enjoys a smart red-brick elevation, a bay window, and a private driveway providing off-road parking. The frontage retains twin garage doors, while internally the garage now offers a single, useful storage space following the kitchen extension, with gated side access leading through to the rear and an EV charging point. Inside, the welcoming entrance hall sets the tone for the home, with herringbone wood-effect flooring, calming sage-green walls, a stained-glass front door, and stairs rising to the first floor.
The heart of the home is the extended open-plan kitchen/dining room, a bright and sociable space ideal for both family life and entertaining. The kitchen is fitted with a range of green Shaker-style units with brass detailing, integrated full height fridge & freezer, dishwasher & washing machine, quartz worktops, a chevron-tiled splashback, and a large central island with a waterfall-edge top and breakfast bar seating, along with integrated appliances and herringbone flooring. The room opens into a generous dining area with ample space for a large table, and bi-fold doors that bring the garden inside on warmer days.
The living room is a comfortable, well-proportioned space with a feature fireplace and sliding doors out to the garden terrace, while a second reception room to the front enjoys a bay window and offers flexibility as a playroom, snug or home office, depending on your needs.
To the first floor, the home continues to impress with five well-proportioned bedrooms. The principal bedroom benefits from fitted wardrobes and its own en-suite, with a second bedroom also enjoying an en-suite. The remaining bedrooms are served by a stylish family bathroom, finished with terrazzo-style tiling, a bath, a wall-hung WC and an LED mirror.
Outside, the split-level rear garden is a real feature, offering a private spot to relax and entertain with a lovely wooded outlook beyond. It is laid mainly to lawn, with a paved patio for garden furniture and al fresco dining, a meandering path, and well-stocked borders full of mature plants, shrubs and trees. There is plenty of room for children to play and the lower half of the garden benefits from a shed and good sized summer house both with power which could make the perfect space for an outside bar, play house for the children or workshop making it a wonderful space for the whole family.

Location - Royston
Royston is a traditional English town, located within Hertfordshire and on the border of Cambridgeshire, just 14 miles from the city of Cambridge. Royston has a wealth of rich heritage, grown from the crossing of two ancient thoroughfares—Roman and prehistoric—and has attracted many great names, including many Royal family members.
The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. Royston even has its own cave, revealed back in the 18th Century, carved out of chalk and located under the crossroads in the centre of town.
On the outskirts of the town, there is a larger group of supermarkets, and within the town centre, there is a wide variety of cafes, restaurants, bars and public houses, offering a diverse mix of food and drink, as well as a market and a high street full of bustling shops, including post offices, convenience stores, hairdressers, and clothing boutiques. Residents have access to a range of doctor’s surgeries, dentists, schools, and a leisure centre, providing a fully stocked gym and fitness classes. Whether you are young or old, single, a couple or a family, Royston has all the facilities you may need, and there are even lots of clubs and activities to join, such as tennis, rugby, hockey and golf.
As well as people moving up and down the property ladder locally, Royston is a very affluent area and is becoming more and more popular with the commuter market. There is great security in that house prices have held well through turbulent markets and thrived above the national average in more settled general economic and market conditions.
Royston boasts excellent transport links for residents, visitors and businesses. The town is located on the A10, with the A1M and M11 each within a 15-minute drive. There is a mainline train station with a regular service direct to London Kings Cross as quick as 38 minutes. If you want to travel internationally, London Stansted airport and London Luton Airport are both just half an hour's drive away.
If you aren’t familiar with Royston and its beautiful surrounding countryside, we recommend paying it a visit today!
