Description

Are mighty-high ceilings and big sash windows your thing? Step on in!

This is a lovely and bright two double bedroom Victorian conversion apartment within a detached, double-fronted and characterful building (a bit of a local landmark - your neighbouring flat upstairs sports a tower!) of just three homes - each enjoying their own front door and a share of the building's Freehold.

You will also enjoy a big and sunny walled garden (demised to the flat, with direct access from your eat-in kitchen).

The location is a strong one: you are on one of Peckham Rye’s finest ‘Lyndhurst toast rack’ streets, in leafy Peckham Rye/Camberwell borderland. There is permit-parking on-street for residents, and a large bike hangar is handily close.

Walk to Peckham Rye Station in just 12 minutes, and to Denmark Hill Station in 15. Both are on the Overground network.

You’re also really close to Bellenden Road and Rye Lane, The Villa Nursery and Pre-Preparatory School (2-7), and to central Camberwell.

Access your pleasingly-symmetrical building via a gate on Talfourd Place (you have a corner position on this quiet side street). Up a few steps and yours is the door on the left.

From the hall, in current setup, your formal reception room rests to your left. It is over 11 feet by nearly 13 feet, with a slimline radiator (under the large sash), pale carpet, a period feature fireplace, and delightful custom-made window shutters (to upper and lower panes).

Next door is the first of your bedrooms - this one is nearly 13 feet by nearly 10 feet. White walls (as next door) and built-in storage feature here.

At the foot of the hallway you have your windowed bathroom: a neat affair with white trad-style sanitary ware and smart herringbone wall tiling.

The flat wraps around at this point. There’s a useful built-in cupboard, then you have your large eat-in kitchen, of nearly 13 feet by over 10 feet. Admire your garden via large sash window. Access it via a side door onto a metal terrace (space for a bistro set here) with stairs down to your private walled garden, which is impressively-sized and recently re-turfed.

Finally, back inside, find your second bedroom, of nearly 13 feet by over 10 feet. More bespoke shutters grace the sash here, and the ceiling is a beautiful blue hue. You could switch this room with the current sitting room if you so fancied, it’s a flexible flat like that.

Two Fare Zone 2 stations are easily reached. It is a super spot for bus travel, too - with day and night routes just minutes away on Peckham Road. While we’re there… we should mention South London Gallery, Mondo Sando and TOAD bakery.

Local green spaces include Warwick, Lucas and Lettsom Gardens, Peckham Rye Park and Common, and Brunswick and Ruskin Parks.

Local eating and drinking establishments we would cheerily point you in the direction of include Little Cellars, Silk Road, Theo's, The Camberwell Arms, Nandine, and The Kerfield Arms (all SE5) and The Montpelier, Ganapati, Artusi, Pizza Nerds, The Begging Bowl, Miss Tapas, Hausu, Levan, Il Giardino and Mr Bao (all SE15).

Local cafes of note include Lumberjack, Bara and Petitou. For luxury groceries or a nice bottle, we like Gladwell’s, Veraison Wines, The Sourcing Table and The General Store.

When the weather is warm and the days are long, Rye Lane’s rooftop bars are the go-to destination for cocktails and people-watching. Rye Lane is also where you will find Peckham Plex Cinema (£5.99 films), Peckham Levels, The Bussey Building and Copeland Park, plus handy high street shops, banks, markets, boutique gyms, and good street food.

Peckham and Camberwell both have good leisure centres with lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.
