Ilmer is a hamlet on a no through road, between Thame (5.2 miles) and Princes Risborough (3.7 miles). There are a small number of houses, a church which seats about 100 people, a village green and a pond. The closest village is Longwick (1.5 miles) which has a local shop and post office, a traditional public house, a sports club, a village hall and a Church of England Combined School. More extensive amenities are in nearby Princes Risborough and Thame which have a variety of shops, boutiques, restaurants, supermarkets, football, tennis and golf clubs and mainline railway stations. The property is in catchment for grammar schools in Aylesbury.
