Bonnytown Farm is an attractive arable holding nestled in the sought after area of East Fife, near St. Andrews. The holding is easily accessed via a minor public road intersecting the property. The land is south facing and is classified by the James Hutton Institute for Soil Research as predominantly Class 2 and 3.1. The soil type falls within the Caprington series, which comprises brown earths and non-calcareous gleys, presenting as sandy clay loam.

The land is in good condition having benefitted from recent rotations of cereals, brassicas and legumes. The reported typical cereal yields are as follows:

LAND

Lot 1 extends to about 174 acres and comprises 166 acres of arable land and 4 acres of woodland. The land sits between 80 to 100 metres above sea level. The fields are of a size well suited to modern agricultural practice, with an average field size of 18 acres. Crop rotation has consisted primarily of winter wheat and spring barley, with breaks of temporary grass, potatoes, brassicas and carrots. The land growing potatoes and cauliflower (Fields 1 & 5) are let under seasonal agreements, and the land growing carrots (Field 7) is let until May 2027. All remaining fields growing arable crops are run in-hand with assistance from a local contractor. Lot 1 is accessed from the public road and via internal farm tracks.

Bonnytown Farm sits approximately two miles from the east coast, within one of Scotland’s most regarded agricultural areas. It is recognised for its favourable climate, long growing seasons and fertile soils which support cereals, vegetables and soft fruit.

The farm is situated about five miles south east of St Andrews and to the north of the popular fishing villages in the East Neuk of Fife, including St Monans, Pittenweem, Anstruther and Crail. These traditional coastal villages are centred around picturesque harbours and unspoilt beaches and, together with St Andrews, are a major draw for visitors to the area.

St Andrews is internationally renowned as ‘The Home of Golf’, with the Old Course a regular host of The Open Championship. The town is also home to seven courses operated by the St Andrews Links Trust, alongside other notable courses at Kingsbarns, Fairmont St Andrews and The Dukes Course. The University of St Andrews underpins the town’s global reputation and contributes to a strong year round economy.

From the north, after passing through St Andrews on the A917, turn right on to the B9131 towards Dunino. Continue on this road for approximately 2 miles, then turn left at the farm cottages signposted ‘Learig’. After approximately 1 mile, the entrance to Bonnytown Farm is situated on the right hand side after the farmhouse.

From the south, head north on the A915 (St Andrews Road) passing through Largoward and Lathones, take the next right on to the B940 signposted to Anstruther. Follow the B940 for approximately 5 miles and at the T junction, turn left onto the B9131 towards Dunino. Continue on the B9131 for about 2.5 miles, then turn right at the farm cottages signposted ‘Learig’. Thereafter, follow the directions as above.

Please note, Bonnytown Farmhouse, the traditional farm buildings, the access to the land from the east, land comprising the field margin of Fields 13 and 14 and an area of woodland to the south are owned by the vendor and do not comprise part of the sale.

The vendor reserves the right to occupy the Grain Store until 2027 and Field 7 until May 2027.

There is a deemed Right of Way within Lot 1, passing Bonnytown Farm Cottages between Fields 5 & 9 and Fields 2,4 & 8.
