Description
Seymour close is a little known East Molesey cul-de-sac consisting of just eight detached houses. According to HM Land Registry open data there are only 5 entries for Seymour Close. Two in 2004, then 2006, 2008, the last being August 2012. Not many entries for eight houses. Testimony, I suspect as to how nice it is to set up home here.
The modernised accommodation is arranged naturally across two floors with a comfortable floor area extending to 108 sqm / 1,163 sqft. There is scope (STPP) to extend the property further, if required.
The ground floor comprises an external covered front door/entrance, which in turn, opens to an internal porch with coats and shoe cupboard. The main hallway - laid with wood style flooring which extends throughout the ground floor - has doors leading off to a good size double aspect living room measuring (approx. 21ft x 12ft / 6.30 x 3.63m) and adjacent to this a modern fitted kitchen overlooking the garden. To complete the ground there is a front aspect study, and utility room with door to side access.
Upstairs, a return staircase leads to an open landing with side window, cupboard housing boiler and ceiling hatch giving access to an insulated and part boarded loft space. There are three double bedroom on this floor - all with built-in cupboards, modern fitted main family bathroom and a separate WC.
Externally, there is a deep front garden (over 40ft) mainly lawned with driveway – easy two car parking & scope for further spaces if needed – all enclosed by privet hedges. An established rear garden extends to 57ft again mainly lawned and is surrounded by mature trees, plants, and shrubs which naturally affords excellent privacy and seclusion.
Location: Seymour Close is quietly positioned off Molesey Park Road: a most appealing environment for young families and pet owners. The River Mole is near by and connects with abundant green open spaces of Neilson's Field (The Wilderness & playground) and Molesey Heath, all within easy walking distance. East Molesey's main High Street (Walton Road) is less than a 9 minute walk, with Hampton Court station (TFL Zone 6), Riverside and Village all under a mile away. School catchments are superb, particularly St. Albans Catholic Primary School awarded best performing junior school by surrey county council in recent years.
