Description
Ref 070
Set in Cocchi Village, an ancient and almost hidden stone hamlet near Veroli, this restored semi-detached house is ideal for those looking for silence, history and a slower way of life.
Cocchi is a small borgo of only a few residents, surrounded by nature and open countryside. The area also carries an interesting historical identity: for centuries, this part of Veroli lay close to the old frontier between the Papal States and the Kingdom of the Two Sicilies, a borderland later connected with the stories of brigandage and figures such as Brigante Chiavone. Today, the atmosphere is peaceful and rural, but the sense of history is still present in the stone houses, narrow lanes and surrounding landscape.
Despite its quiet setting, the property is only a few minutes by car from the town of Veroli, with shops, cafés, restaurants and all main services. The entrance to the fast road towards Rome is also nearby, with the capital reachable in approximately one hour by car.
The house is an old stone residence, fully restored in 2005. The roof and floors were rebuilt, the stone walls were restored and exposed, and the systems were completely renewed. The property measures approximately 100 sqm and is arranged over two levels.
On the ground floor, there is a spacious entrance with a restored wooden security door, followed by a kitchen and dining area with an antique stone fireplace.
Upstairs, a bright living room with large windows opens towards the surrounding valley, offering wide and beautiful countryside views. On this level there are two bedrooms, one double and one single, a small storage room, and a bathroom with shower.
Outside, the house has a large courtyard with an ancient bread and pizza oven, perfect for outdoor dining. From the courtyard there is access to a technical room/cellar of approximately 15 sqm, which also includes a small guest powder room, useful when eating or entertaining outside.
There is parking available beside the house.
The property is heated either by LPG gas tank or by pellet stove, both connected to the radiators. It has public water and a sealed septic tank. The windows are new, in wood with double glazing, and fitted with external security grilles.
A peaceful restored stone home in a historic borderland hamlet, ideal as a countryside retreat, holiday home or full-time residence for those who want authenticity and silence, without being far from Veroli, Rome and everyday connections.
LOCATION
Veroli & Southern Lazio Region
Veroli is one of the medieval hilltop towns in the area of Italy called the Southern Lazio Region, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. Veroli predates the Roman Empire, being founded as an Ernici town with city walls built in Cyclopan style. In the historical centre, it is possible to see the ancient Roman walls supporting the large terrace on which the Cathedral of St. Andrea now stands. The Basilica dedicated to St. Maria Salome, Veroli's patron saint, is famous for its Holy Stairwell similar to the ones in Jerusalem and in the Church of St Giovanniin Laterano in Rome.
Veroli is less than an hour's drive to Rome's main international airport; a similar driving time reaches Rome's main railway station and the heart of Rome itself.
The Southern Lazio Region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Atina itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Southern Lazio Region remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Southern Lazio Region, in the hilltop towns of Atina, Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
