Amazing place to live
Great place in a safe area in East London. Waltham forest council is amazing. Area is clean and great schools in 5 minutes A great place to live in a safe, friendly, and well-connected part of East London. The area is clean, peaceful, and well maintained, with excellent local services provided by Waltham Forest Council. Families particularly benefit from several highly regarded schools within a 5-minute walk, making school runs easy and convenient. There are also nearby parks, shops, and transport links, creating a comfortable and enjoyable environment for both families and professionals.

Beautiful development and great area
The building has great facilities which are well looked after mostly. The roof garden could do with a little more upkeep. The roof top pool is amazing and such a privilege, especially in the summer. The pool tables are also great for social events and for meeting people in the building. It’s a great place to live if you live alone for that reason. There’s a great community of pet owners too, and loads of community WhatsApp groups you can join and people are always happy to help each other out.
Please tell us about the good and bad aspects of living in your local area:
I’ve lived here for 5 years now and I absolutely love it! The staff are mostly really friendly and helpful and the facilities are amazing! I’ve always found the landlords really fair too. The gym management are a bit over authoritative unfortunately and the rules around the pool and brining guests are a bit restrictive for a resident gym. However, it’s really well connected and very close to some great local gyms, bars and social spaces. Generally a great place to live!

Ok, some have been dealt with timely and some not at all

The spiders! Altho they seem to have got on top of this now and it’s nowhere near as bad as it used to be

Long live Blackhorse Mills!
It's a fabulous building - not to mention one of the few places in London with a heated outdoor pool, and stunning views. I never heard my next door neighbours, or those above. Things barely ever broke down within the property, and if they did then they tended to be resolved quickly by building management.
Building management has been quite changeable over the years, and sometimes disorganised - but everyone was very nice for the most part, and tried their best. Got friendly with staff in the concierge and the gym particularly - shout out to Toye and Dushant!
Please tell us about the good and bad aspects of living in your local area:
Amazing location - close to the tube station (Victoria line), view over the wetlands, very close to breweries and restaurants. Can't be beaten.
Very small amount of anti-social behaviour, some phone snatching at the traffic lights nearby but all round fine for London. It's a very community-driven area of London where people are friendly, lots of familes.
How has the building management responded to any problems or issues you have raised:
Typically they have been fairly quick, with some exceptions.

That you need to book the private dining rooms and tennis courts very far in advance!

5 Years of living in Blackhorse Mills
The building has a fresh, modern design, which we really love. The facilities are excellent, and having so many great amenities right on our doorstep has been a huge bonus.
From the state-of-the-art gym to being able to play tennis during a lunch break, it genuinely feels like a place where you are constantly on holiday.
The staff are always helpful and friendly, and having a concierge has been especially convenient, particularly when dealing with regular deliveries.
Please tell us about the good and bad aspects of living in your local area:
My fiancée and I have lived here for over five years, and we absolutely love the area.
Having the Wetlands on our doorstep has been amazing, especially for walks, and one of our favourite spots is Walthamstow Village, where you’ll find brilliant restaurants and pubs for every day of the week.
The commute into work on the Victoria line has also been fantastic, with the station only a two-minute walk from the property. It has been a real game changer for getting to and from work.
How has the building management responded to any problems or issues you have raised:
They have been awesome, very quick turn around with any issues.
Please share one thing (or more) which you wish you had known before you moved in:
I would have loved a facility to have a BBQ, and because we are right on the edge of the wetlands we do have a-lot of bugs especially in the summer time.

I wish I could buy an apartment here
It’s incredible! I wish I could buy an apartment here. Very well maintained. The staff is great too! From security guards to the cleaning staff. Everyone is lovely and professional. My favorite part is by far the heated pool. It’s such a luxury to have this in London.
Please tell us about the good and bad aspects of living in your local area:
Getting better and better. When we moved here 3 years ago there was nothing around. Now it’s becoming super lively, full of shops. It’s super convenient to have a Tesco right in front of the development too.
How has the building management responded to any problems or issues you have raised:
Very promptly! We never had issues. They are great
