Description

We are delighted to have been chosen to bring to the market this truly individual property that is full of character, warmth and charm. And living at Ivydene will see you welcomed into a friendly neighbourhood of professionals and families. You will have the opportunity to get involved with gatherings like Christmas carols on the green or the monthly evening meet for the "Rowton Ladies" at the hotel. The community run their own and very active What's App group.

There are excellent amenities within walking distance or a short drive which include the Waverton village hall and playing field where the annual fete is held. The Doctor's surgery is based in the village hall and there is also a 6am to 10pm store that is open 7 days a week, a pharmacist, a deli/café, fast food, hairdressers and barbers. The canal towpath is found in the centre of Waverton with a small car park and green to the side or directly behind The Cheshire Cat. There is also The Rowton Poplars, The Waverton Arms, The Plough Inn and a Costa Coffee that is also canalside. All offer an excellent variety of food and drink, are very popular, and a warm welcome is always guaranteed. There are a number of golf courses and other sporting clubs.

Ivydene is an impressive late Victorian semi detached house enjoying a pleasant and highly sought after country lane setting. Deceptively spacious, there is a wealth of accommodation that is spread over 3 floors. This is a property you have to see and one you will like.

Wrought iron gates open onto a brick paviour drive. A footpath runs across the front of the property where there are a variety of carefully chosen mature plants. To the side of the porch is a secure gate that leads past a secure brick and tile shed and onto the first section of the garden.

Returning to the front and a solid timber door opens into an entrance hall that features what we believe to be the original Minton tiled floor. There is a side facing sash window and through an arch are timber panelled doors into the living room and into the kitchen and dining room.

The living room comes first and is impressive. Front facing, it enjoys a pleasant Country lane outlook and there are shutters to the two sash windows. There is also coving, a ceiling rose with a chandelier style light, period style radiators and a timber floor that adds warmth. The cast iron and tiled fireplace is the original and offers a functioning living flame gas fire. There is timber shelving to both sides and space for a TV.

The kitchen and dining room is just as impressive and starts with a good sized dining area which features a sandstone fireplace. There are timber cupboards and shelving where our seller has created her own bar with an appropriately located and illuminated glazed display unit for your glasses above. This lovely room benefits further from storage underneath the turning staircase and a garden facing window.

Cabinet Room in Tarporley refitted the kitchen with this beautiful range of bespoke timber units with Carrara marble surfaces. They included a Belfast style sink with a chrome mixer tap, ample base units, pan and cutlery drawers, a corner spice cupboard and glazed display units with lighting in the design. There is an integrated fridge/freezer and the Smeg dishwasher which is included in the sale was definitely the right choice. The floor standing 'Everhot' electric range cooker features two hot plates and two ovens. It looks amazing and there is an extractor with down lighting neatly concealed into the overhead matching unit. There are electric and gas points available for a cooker.

The prep and washing area enjoys a garden outlook and there are 3 pendant lights. Part glazed doors open onto the lower part of the courtyard garden and the floor has been laid to a Porcelenosa tile.

If that were not enough, a timber door reveals the utility and cloakroom combination comprising of timber effect work surface with space for a washing machine and tumble dryer, and to the side a porcelain wall hung basin with chrome mixer taps and a low level WC - a clever use of space. The wall mounted Worcester gas fired combi boiler is connected to the Hive system that our seller installed. It supplies both the hot water and central heating.

Moving onto the first floor is certainly one with a difference at Ivydene. What would usually be a second bedroom is a dressing room landing combination that could also be used as a study or sitting/tv space. The full length of the far wall has been dedicated to wardrobes, offering plenty of hanging and shelving with one of them being solely double hanging. There is a pleasant garden outlook, timber turning stairs to the second floor bedroom and a timber door that opens into the bathroom.

The master bedroom is front facing and enjoys a pleasant elevated countryside outlook. Two sash windows with shutters really draw in the natural light and the original fireplace remains in place.

Returning to the landing, open the aforementioned timber door, take a step down and you are in the bathroom. Here you have a beautifully appointed four piece suite in white, comprising of a double ended deep panelled bath with a tile effect side and a chrome mixer tap set half way. There is also a corner glass and tiled shower cubicle with glass sliding doors. The shower is a mixer shower that runs off the combi boiler and features chrome taps and a matching chrome drench shower head that have been set into the tiling. A pedestal wash basin with chrome mixer tap and a low level WC with water saving options makes up the suite.

The pitched ceiling makes this room something special and there is a garden facing window with frosted glass and a shutter. There is also a contemporary column style radiator with a thermostatic radiator valve, recessed ceiling lights and an extractor fan. Jute carpet runs the entire floor.

The top floor is an open bedroom space with cupboard and eves storage. The pitched ceiling and exposed brickwork makes this an appealing living space and there is a pleasing outlook to Rowton Lane, the barn conversions and fields. Our seller completely replaced the ensuite shower room at the end of 2022 into this impressive wet room and cleverly set the door to slide into the dividing wall, now making access particularly easy and enjoyable. The shower is now a drench style with period style taps inset into the tiling and is complemented with a full height glass screen. The wash basin is floor standing and in a period design with period style hot and cold taps and a mixer outlet. This lovely shower room enjoys underfloor heating which has also been set into the window wall behind the towel rails to save space. Both run off the electricity supply and are controlled by a wall thermostat or an app that is separate to the Hive system.

Last but by no means the least is the courtyard style garden that comprises of not one but two impressive sections. Both will function just as well for either an outdoor dining or sitting venue and both have been laid to a matching Indian stone terrace with an attractive higher level brick boundary wall. Two steps lead up and onto the second section where you will also find a brick built storage unit. Both sections enjoy a carefully chosen variety of mature plants, shrubs and trees including a number of Acers and Maple that are contained in borders with low level brick retaining walls.

Ivydene is a true individual home that is second to none.

If you like any of the furniture, including garden furniture then it is all available by negotiation.

The hive system. Each radiator has it's own Hive thermostatic radiator valve allowing you to control the temperature of each room from your smartphone or wall programmer.

Some of the light bulbs are special Hive bulbs that allow you to switch them on and off from the app. You simply add more where you would like them - inside and out.

The burglar alarm can be connected to a call centre if desired with a subscription.

Services We believe that mains water, electricity, gas and drainage are all connected to the main supplies.
