Introduction & Exterior
Located on a popular, modern development in Heath Hayes with superb close-by amenities, this mid-terraced home will be very popular – especially to first time buyers. The house is the centre of a row of three houses, with the parking area located to the left of the terrace. Here there is an allocated space for this property, and a visitor space.
The property is approached from the front, off the pavement of Heath Way, with a short path leading through the lawn that has attractive shrubbery to enhance the presentation.
The house comes with a delightful rear garden that begins with a patio and continues with a slabbed path running along the right side of the lawn to the far end of the garden where a gated passage leads to the left, through to the parking area. Tall wooden fencing is erected to the boundaries.
Ground Floor
Guests enter the home into a surprisingly large hallway, more than ample for guests to remove coats and shoes. Wood effect flooring is laid underfoot, as guests have the option of two doors for the kitchen and lounge.
The kitchen is at the front of the house and comprises of a recently refitted kitchen suite along the front and right walls, leaving a clear space for dining. Spaces are available within this stylish suite for a fridge freezer and washing machine, and there is an integrated electric oven and hob. The combi boiler mounted to the right wall is also a recent installation. Viewers will love the ceramic sink and drainer that is fitted ahead of the kitchen window, and it’s worth noting that all windows are double-glazed.
The lounge is the largest room in the house and, with dining positioned in the kitchen, this is a large space dedicated to family relaxation. Again, there is wood-effect flooring and the carpeted staircase leading to the first floor begins at the front right of the room. A brick fireplace surround provides a focal point, and natural light is allowed via a set of French doors and a rear facing window.
First Floor
The first-floor landing has doors leading off to both bedrooms and the family bathroom. A loft hatch above accesses a well-insulated loft space. At the rear of the house is an impressively large double bedroom with two windows to provide natural light as well as plenty of room for a large bed, wardrobe, and dressing table furniture. Access to storage cupboard that makes use of the void above the stairwell is available at the front right of the room.
The second bedroom at the front is a generous single bedroom. This room also makes for an ideal home office. The family bathroom has a very pleasant, modern suite that features a bathtub with electric shower fitted over with screen, a pedestal wash basin, toilet and attractive marble effect wall cladding.

TRANSPORT LINKS
Hickory Court is off Heath Way, which in turn links off Hayes Way and the Cannock Road (A5190) in Heath Hayes, which is to the east of Cannock. Utilising local routes such as the A5190 and A460, the new owners can commute very easily by reaching the A5, M6 and M6 Toll for major towns and cities such as Birmingham, Walsall, Wolverhampton, and Stafford.
For trains, Cannock railway station is around a five-minute car journey or twenty-five-minute walk away. The station is on the Chase line which leads to Birmingham New Street and Rugeley Trent Valley, the latter being a connection to the West Coast Main Line for London & Liverpool (via Crewe).
Bus users will be delighted that the number 60 bus service between Cannock & Lichfield stops on Hayes Way, not far from the house. Service to major destinations around the West Midlands and Staffordshire are available from both Cannock and Lichfield.
SCHOOLS & AMENITIES
According to the Staffordshire Schools website, despite there being closer secondary schools, the catchment is listed as Norton Canes High School which is 1.6 miles away (operating a school bus service). The primary school is much closer, with Five Ways Primary being just 0.4 miles away. As with all areas, there are other local schools and it is highly recommended that you check with the local authority to confirm catchment.
Amenities wise, the newest and most popular addition to the local area is the McArthur Glen Designer Outlet that opened in 2020 and is only a mile away from this home and therefore in walking range, or a very short drive. Here there is a blend of clothing and household brands as well as popular eateries. Even closer to home is a large Tesco supermarket, a stone’s throw from the property on the roundabout junction between Heath Way and Hayes Way.
