Description

A short distance from Rome, in the heart of the historic center of Fiuggi, we offer for sale a residential complex comprising four independent newly renovated and fitted out housing units, arranged over three levels and offering a total surface area of approximately 318 sqm, sold furnished and ready for use.

Owing to the slope of the land, three of the apartments share a door onto a charming small piazza, and one opens directly onto a street one level below. Moments from a good restaurant, the building is only a minute or two from ample parking, other restaurants, bars, cafes, Fiuggi's elegant theatre and the main piazza.

Opening from the lower street, there is a charming one bedroom apartment, with bed/living area with fireplace, separate kitchen with eat-in dining table for two, dressing area and bathroom.

From the small piazza, the original main door of the building opens into a shared entrance hall, where there is an area with shared washing machines. On the ground floor, there is another one bedroom apartment, with an elegant layout allowing the sitting area, kitchen, dining table and bedroom to share space while remaining separate. There is also a nice modern bathroom.

These two one bedroom apartments are ideal as pied-à-terre residences, independent living spaces, or as part of the overall residential complex.

On the first floor there is an apartment with an entrance hallway, large living room, an eat-in kitchen, two bedrooms, and a balcony.

The second floor apartment has particularly sweeping views over Fiuggi, consiand consists of a wide entrance hall, a large living room with fireplace, a spacious eat-in kitchen, three bedrooms, and a bathroom.

Thanks to its versatile layout and its prime location in the historic center of Fiuggi, the property represents an excellent opportunity both as a private residence and as an investment, with significant potential for hospitality-related activities or short-term rental accommodations.

FIUGGI AND THE CIOCIARIA

Fiuggi is an ancient settlement and through the ages was widely known for its healing waters (Acqua di Fiuggi) and long and storied history. Many famous people visited here and the medicinal properties of the water attracted attention from across Europe. It is therefore in effect a very ancient spa town and this is reflected in the streets and the rather grand buildings which are the envy of other towns in the area. The building offered for sale in this listing is located in the very centre of the old town, the upper part of the city elevated above the surrounding area.

Fiuggi is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Fiuggi itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Fiuggi, Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
