Description

This is not a holiday brochure. This could be your actual life! A two double bed, two bath duplex apartment of circa 1000 square feet with direct access to your own sunny terrace, within an iconic private gated complex, set in landscaped grounds with parking, plus swimming and tennis facilities for residents.

The Pioneer Centre – let us introduce you – is a Grade II* listed Modernist building designed by Sir Owen William, famously described by Bauhaus founder Walter Gropius as “Britain’s best new building … an oasis of glass in a desert of brick" (1935).

It was the second of two SE15 premises to host “The Peckham Experiment’: a family health club designed to promote good health and well-being to prevent illness. Medical doctors Innes Pearse and George Scott Williamson were the co-founders and directors. The purpose-built complex was carefully converted into boutique residences in the late nineties, by architect Alan Camp.

It is so quiet here but don’t let that fool you into thinking you have checked out of London living! It is a hot little spot that is so well-connected: you are just a four minute walk from Queens Road Peckham Station (regular and Windrush line services; be at London Bridge inside 10 minutes, and enjoy quick links to Shoreditch and Dalston) and 10 from Nunhead Station (Thameslink). There are also lots of useful bus routes from nearby Queens Road.

Back to your new pad! Your own front door is set at first floor level within the primary building. Before you enter the apartment, you will not fail to note the fantastic focus that is the large central 23-metre indoor pool, with a glazed cathedral roof designed to let in as much light as possible (it feels outdoor).

A huge open-plan expanse is a great welcome to the property (23 feet by 17 feet), incorporating kitchen, dining and seating spaces. Floors are in matt black square tile, walls are crisp and white (as throughout). Your fitted kitchen is a (very fitting) modern affair, with high-quality integrated appliances which are included in the sale. Steel-framed glazing takes the entire external rear wall, and a glazed door within this delivers you to your own private east-facing and low-maintenance terrace, of 17 feet by 10 feet.

A spiral stair delivers you to your equally impressive ground floor space, which primarily hosts your two large double bedrooms (engineered oak floors here). Your first bedroom is 17 feet by 8 feet. Your principal is 21 feet by 8 feet, with a modern internal en suite bathroom. East-facing windows to both peaceful bedrooms mean pleasing morning sun.

The ground floor also gives you a notably large flexible open lobby area of 17 feet by 11 feet (ideal for a generous home office/gym, crafts, additional reception space, or all four!) plus a shower room with laundry setup/plumbing for your washing machine with space for a tumble dryer as well.

What's around? So much! Skehan's is one of London's best pubs, close by on Kitto Road. Your most local social hubs include the area around QRP Station (Eagle Eats, Connie’s, Blackbird Bakery, Beer Rebellion, Well & Fed, etc.) and central Nunhead (BARD4100, El Vermut, Mother Superior, Goodcup/Goodnights, The Pyrotechnist’s Arms, The Old Nun’s Head). Nunhead also has a popular central Green/playground and community centre, by AOC architects. Local high-street staples here include Soper's wet fish shop and Ayres bakery.

You are also just a 15 minute walk from central Peckham for options such as Peckham Levels, The Bussey Building & Copeland Park, and a multitude of places to eat and drink on and around Bellenden Road. Examples are The Sourcing Table, Pizza Nerds, Levan, Hausu, Artusi, Lai Rai, The Begging Bowl and Ganapati.

Central New Cross is also close for more top spots (The Earl of Derby, The Rose Inn etc. And don’t miss contemporary art gallery: Goldsmiths CCA). Deptford, beyond NX, has a fun, history-rich high street to explore as well.

Local well-regarded schools include Edmund Waller, Hatcham College, John Donne and Ivydale. Local green spaces include the Telegraph Hill parks, Nunhead Cemetery, and Peckham Rye Park and Common.
