Description

A distinctive timber home in an elevated woodland setting on the edge of a charming village

Description

Completed in 2000 as the final property within the Rowanhill development, 2 Rowanhill is a characterful timber log house designed to blend harmoniously into its natural surroundings, enhanced by its distinctive grass-covered roof.

The accommodation is well laid out, with a central reception hall providing plenty of space for coats and boots, separating the bedroom wing to the north from the main living space to the south.

The heart of the property is a bright and spacious open-plan living area, incorporating the kitchen (with range cooker and island unit), dining and sitting room. Picture windows maximise natural light and frame the surrounding views, while a wood-burning stove creates a warm and cosy atmosphere in the colder months.

There are four double bedrooms, two of which benefit from en suite facilities, alongside a separate bathroom. A study with built-in storage offers flexibility as a fifth bedroom if required. There is also a useful utility room beside the back door.

The property is immaculately presented and offers a unique alpine-style charm, making it equally suited as a principal residence or a second home with potential for holiday letting.

Outside

2 Rowanhill is approached via a short gravel driveway which leads to a parking area beside the garage. It is situated in about 0.84 acres and the garden, which is surrounded by light birch woodland, has a decked terrace overlooking a herbaceous border and a small area of lawn. A selection of rhododendrons add a splash of colour in early summer, however the over-riding feeling is of a garden that blends seamlessly with the hillside and the beautiful natural surroundings of Rowanhill.

Garage
2 Rowanhill has a double garage that also provides useful workshop space.

Location

2 Rowanhill forms part of a small and attractive development of log-built homes on the edge of Kirkmichael, adjacent to Kindrogan Forest. The property enjoys a leafy, elevated position with stunning views across the surrounding hills.
Kirkmichael is a picturesque and welcoming village offering a shop with café, a primary school, village hall and two hotels, including nearby Kaoglen Lodge. The area hosts the annual Strathardle Highland Gathering each August, adding to its strong sense of community.

Blairgowrie (13 miles) provides a wider range of amenities including supermarkets, independent shops, restaurants, medical centres and a secondary school, with transport links from Kirkmichael. Pitlochry offers further facilities, while Perth (30 miles) provides a comprehensive range of services and cultural attractions.

The nearby A9 provides excellent road links north and south. Rail services are available from Pitlochry, Perth and Dundee, while Dundee Airport offers flights to London and Edinburgh Airport provides extensive domestic and international connections.

The surrounding area is renowned for outdoor pursuits including walking, cycling, skiing, fishing and shooting. Glenshee ski centre and the Cairngorms National Park are both within 20 miles, and there are several golf courses nearby, including the championship Rosemount course at Blairgowrie.
