Description

Architecturally-treated raised ground floor Victorian conversion apartment with a Freehold-share, and a great layout which delivers two double bedrooms and well-considered bespoke hand-built storage throughout.

The du moment location is Brockley Conservation Area. Where leafy and pretty residential streets are the order of the day.

You are an under one minute walk from beautiful Hilly Fields Park. You are ~10 minutes by foot from Brockley, Crofton Park and St Johns rail stations. Ladywell Station and Lewisham station are also within walking distance. Parking is unrestricted, on the street.

There is a shared high-ceilinged entrance hall. Your own front door is set to your right.

You open directly into a big and dreamy bay-fronted room of nearly 17 feet by 12 feet, which hosts your seating, dining and kitchen spaces. Welcome features include highlighted exposed brickwork, a big bay window (muslin cafe blinds here for privacy are included in the sale), lots of shelving, and slimline column radiators. Your fitted kitchen units are custom-made. Cool cork flooring is underfoot.

Moving through the flat there is a delightful glazed-doored pantry. Such a great decision for all your bulk dry goods and casseroles, etc.

On your right is your first sash-windowed double bedroom, of over 10 feet by nearly 10 feet. Then next door is your windowed bathroom, which has a classy roll-top bath (with trad-style ‘telephone taps’) and an independent walk-in shower (with separate spray attachment). A ceramic Butler sink and bespoke built-in storage further impress.

Set at the back of the flat you have your larger double bedroom (over 11 feet each way). A bank of built-in closets solve all your storage needs.

No garden with this place but fret not! As you are so close to Hilly Fields: a superb public green space with sports courts, playground, cafe, and even a stone circle! Its summit stands 175 feet above sea level – offering incredible panoramic views. An annual summer fete here is always a joy.

An ace home and a well-connected one, too. Choose from three stations, and between them you have most routes into central London covered, including Windrush line and Thameslink services. As well as services out of town to Kent etc.

Brockley and Crofton Park are ever-gentrifying and have some excellent local businesses and even south London landmarks; for example The Rivoli Ballroom (pop-up film and DJ/dance nights).

For eating and drinking, we highly recommend The Talbot, Ellary’s, Mauby, Fred's, Malaysian Deli, Good as Gold, Brockley Brewery’s tap room, Brickfields and Joyce. Break The Fast is a popular newcomer, too. Brockley Market (at the northerly/Lewisham Way end of your street, in Lewisham College car park) is a must on a Saturday, with super street food vans and luxury groceries. Middleton cafe is a nice spot near here. And cute coffee shops are breeding around Brockley Station (we're counting six now?).

For more options, Ladywell, Crofton Park, Nunhead, Deptford, New Cross and Lewisham are all close.
