Description

Property Insight
Set on the edge of the sought-after village of Reed, with open farmland directly beyond the garden, this contemporary detached home offers over 2,900 sq ft of beautifully finished accommodation across three floors, including five bedrooms, three bath/shower rooms, a striking double-height entrance hall, and a private rear garden backing onto countryside.

Approaching the property, a generous gravel driveway provides parking for several vehicles and leads to an integral double garage. The grey weatherboard and slate exterior gives the home a smart, modern character, softened by mature planting to the front. Stepping inside, the double-height entrance hall makes an immediate impression, with a full-height window drawing light up to the galleried landing, an oak and glass staircase, and porcelain tiled flooring that runs through the ground floor.

The separate sitting room is a generous and relaxing space, enjoying a part-vaulted ceiling, oak wood flooring, with plenty of room for a variety of lounge furniture.

The heart of the home is the open-plan kitchen, dining and family room running the full width of the rear, where bi-fold doors open onto the garden terrace and frame the views beyond. A genuine woodburning stove sits within a feature surround, with bespoke fitted shelving and cabinetry to either side, making this a warm and characterful space as well as a sociable one. The kitchen is fitted with sleek handleless units, quartz worktops, a peninsula breakfast bar, integrated Siemens ovens, with ample room for a large dining table.

To the first floor, the galleried landing leads to the principal bedroom, which enjoys a walk-in dressing room and a stylish en-suite shower room, along with views over open countryside. There are two further well-proportioned double bedrooms on this floor and a family bathroom with a bath and overhead shower. The second floor provides two more double bedrooms — one with a calming green palette and space for a seating area — served by a further shower room, making this an ideal guest suite or teenager's retreat.

Outside, the rear garden is a real highlight, laid mainly to lawn and enclosed by fencing and hedging, with no neighbours behind — just rolling farmland. A wide sandstone patio stretches across the rear, offering plenty of room for outdoor dining and entertaining, with a separate seating area to catch the sun, well-stocked borders, a young specimen tree and a timber shed.

Location - Reed
Reed is a picturesque parish village in North Hertfordshire, sitting on a chalk ridge at almost the highest point in Hertfordshire, approximately 3 miles from the popular market town of Royston and 16 miles from the famous city of Cambridge.

A settlement has reportedly existed at Reed for 2,000 years, with the community being mentioned in the Domesday Book. It is built in an unusual pattern around a central meadow, giving it an open and spacious appearance. To the east of the village is the Prime Meridian, and the village enjoys what’s called the “Greenwich Meridian Trail”, a long-distance footpath that passes through, as well as various ancient woodlands, including Bush Wood, Rokey Wood, Sallow Wood and Roundabout. There are well-marked footpaths around the village, giving residents further opportunity to enjoy the wonderful views, particularly from Reed Joint, looking north towards the Cambridgeshire Fens. On a clear day, you can even see the tower of Ely Cathedral, some 30 miles away!

Reed boasts many clubs and societies, including cricket, carpet bowls, choir, line dancing, gardening, cooking and reading. The church of St Mary has been a place of worship for Reed villagers for over 1,000 years and is still active today, with regular services and activities. There is also Reed First School for children from Early Years to Middle School, and a village hall which is available for hire.

The village’s proximity to Royston means that residents have access to the town’s many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist’s surgeries, and highly-regarded schools for all ages. The A1M and M11 are within a 15-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

We encourage you to visit Reed to see for yourself the wonderful features this picturesque village has to offer.
