Electric chrome heated towel rails will be fitted. Sanitaryware is chrome as standard but dependant on stage of construction purchaser choices can be accommodated at cost.

Internal Doors:

The oak internal doors will be finished in an easy to maintain Danish oil. The ironmongery will be chrome and brushed chrome in a contemporary style.

Roof Space:

Fully insulated in accordance with current building regulations. All homes have a pull-down loft ladder fitted.

Heating:

The homes will have the benefit of an air source heat pump with underfloor heating to the ground floor.  There are panel radiators to the first floor with electric chrome coloured heated towel rails to the bathrooms and en-suites. Hot water is by way of a pressurised hot water system - the tank for this is located in the roof space. The hot water heater is electric to supplement the air source heat pump.

Kitchens:

Kitchens are by Oakwood Kitchens and have quartz worktops. These provide a range of units with integrated appliances where specified. Integrated cooker, electric hob, dishwasher and fridge freezer will be fitted and are included (Washing machine is omitted).

Externally:

Paths and patios will be laid to each home in porcelain paving. Gardens will be laid to lawn with selected areas landscaped. There will be an outside tap to the rear and external lights are fitted to the front and rear. There is an outside power point.

Gardens will be fenced with either feather edged panels or post and rail fencing depending on the plot.

Parking areas will be block paved or filled parking grids as appropriate.

Electric vehicle charging points fitted to all homes as standard.

Services:

The homes will have mains water, electric and BT.

Solar Panels:

The home will have PV Solar panels fitted with battery storage. The storage capacity is 3KW.

Management Company:
