LOCATION
Kerswell Springs is situated in attractive countryside to the north of the popular town of Chudleigh, which lies on the edge of the Haldon Hills and the lower part of the beautiful Teign Valley. Chudleigh offers the perfect blend of traditional Devon charm, a vibrant community, and unmatched regional connectivity. Characterised by its historic architecture, independent boutiques, and welcoming local pubs, the town provides an idyllic semi-rural lifestyle without sacrificing modern conveniences.

For the commuter, the vibrant cathedral city of Exeter is just 9 miles north via the easily accessible A38. The cathedral city offers most leading department stores, a comprehensive range of educational facilities, including a sixth form college and a university. From Exeter there are rail links to London Paddington and Waterloo, together with an international airport.

Equally impressive is Chudleigh’s proximity to Dartmoor National Park. Located practically on your doorstep, the dramatic tors, expansive moorlands, and wooded valleys of Dartmoor offer endless opportunities for hiking, riding, and outdoor adventure. With the South Devon coastline also within easy reach, Chudleigh stands out as a superb location for people seeking the very best of Devon living.

THE PROPERTY
Kerswell Springs is an enchanting and superb example of a classic Devon longhouse. Believed to date back to the 18th century with sympathetic later additions, this quintessential Grade II listed home presents beautifully whitewashed stone elevations beneath a striking, classic thatched roof featuring picturesque eyebrow dormers.

Internally, the property seamlessly balances historic architectural integrity with the practicalities of modern family life.

The ground floor layout is wonderfully flexible and generously proportioned. At its heart is a welcoming reception hall that gives way to two principal reception rooms; a formal dining room with access to the terrace and a beautifully light sitting room, both featuring exposed timber crossbeams and traditional fireplaces. The kitchen/breakfast room forms the warm hub of the home, centred around a classic Aga, and is supported by a practical utility room.

A separate study and an adaptable playroom (which easily serves as a fifth/ground-floor bedroom) complete the expansive ground-floor accommodation.

On the first floor, a spacious landing leads to four excellent bedrooms. The principal bedroom boasts its own private ensuite bathroom, while the three remaining double bedrooms are served by a well-appointed family bathroom. Every room enjoys delightful, elevated outlooks over the property’s own grounds and the surrounding rolling Devon countryside.

OUTSIDE
The formal gardens lie to the south and south west of Kerswell Springs with a beautiful paved terrace, which spans the full width of the rear elevation – perfect for alfresco dining, bounded by flower beds with an impressive collection of mature creeping roses. Steps lead down to level lawned gardens partly bordered by dry stone retaining walls and herbaceous borders stocked with a wide variety of flowers. To the west of the formal garden is a beautiful water garden which is divided by natural springs and established with numerous aquatic plants and ornamental shrubs. A footbridge provides access across the stream to a wooded area beyond which is a plantation of mature trees alongside which is the boundary fence. A series of steps lead up to the side of the house and in turn leads to the utility room door. A gate provides pedestrian access to the lane.

Below the formal gardens are extensive lawns interspersed by ornamental shrubs and this in turn leads down to the swimming pool which has paving around, adjacent to which is a timber summerhouse. The swimming pool is filled naturally from the spring. Below the swimming pool are further lawns enclosed by a laurel boundary hedge and planted with mature trees. Beyond is an orchard planted with a variety of apple trees. A well planned vegetable and fruit garden lies directly below the lawns.

To the east of the house is a driveway with parking for two/three vehicles and in turn provides pedestrian access to the rear garden and vehicular access to the double garage. From the driveway a series of steps lead up to a wooded area with further timber shed.

DIRECTIONS (POSTCODE TQ13 0DN)
From Exeter and the M5 follow the A38 Devon Expressway in a southerly direction towards Plymouth. Proceed to the top of Haldon Hill passing the racecourse on the left-hand side and after a further two miles take the exit for Chudleigh, immediately after the petrol station. Follow the road towards Chudleigh and take the second turning left for Kerswell. Kerswell Springs is the second property on the right hand side.
