The water supply comes from a private borehole which is owned and managed by the National Trust. The National Trust will charge for water and sewerage based on meter readings and broadly follow the Severn Trent model for charging.

Outgoings and Council Tax - The tenant is to pay Council Tax, and all other outgoings relating to the property. The property is in Band B for Council Tax.
*An Energy Performance Certificate is available for the property, in accordance with the Energy Performance of Buildings Regulations.

*The property is available to let under an Assured Periodic Tenancy

*The rent is to be payable monthly in advance by direct debit with the first payment being made on the commencement of the tenancy.

*The National Trust carries out rent reviews of the property in accordance with the Section 13 process.

*There is no deposit required.

*The National Trust will be responsible for insuring the building but the Tenant will be responsible for insuring the contents.

*Repairing Responsibilities : (Summary only) The Trust will keep in repair the structure and exterior of the Property and keep in repair and proper working order the installations in the Property for the supply of water, electricity, gas and sanitation and the installations in the Property for space heating and heating water, in addition to the maintenance of all mechanical and electrical appliances, which form part of the Contents of the Property.

*The Tenant will be responsible for maintaining internal decoration & the garden.

*The property shall be occupied as a single private residence only. There will be no right to assign, sub-let or part with possession for the whole or any part of the premises.

*Pets are permitted at the property, subject to prior written approval by the National Trust

*Applications for the tenancy of this property should be made by completing an application form, which will be made available following a viewing.

*A credit check will be carried out on the prospective tenants. Any offer of a tenancy will be subject to the credit check providing an acceptable result. If the prospective tenant cannot satisfy the National Trust that their financial standing is adequate to cover the rent required then the Trust may reject their application.

*The National Trust will not consider applicants who have not attended a viewing at the property
