Great atmosphere and community
The building is beautifully designed and makes you feel like you’re living in a luxury hotel with so much to offer. The concierge team are the actual stars of the building - always helpful and approachable. They go above and beyond to solve your problems.

Without being right on the busy high street, there is quick and easy access to shops, restaurants and a library, just a walk away. Only downside is that traffic does tend to build up quite a bit right outside at certain times in the day.
How has the building management responded to any problems or issues you have raised:
Management has always been quick and efficient in responding to problems. Always approachable and friendly.
Please share one thing (or more) which you wish you had known before you moved in:
How much bills would actually cost. This was made out that it would be low and affordable, but even with being scarce the bills are high and there’s not much you can do about it.

The Eades
I’ve been a resident for just under 6 months- The Facilities and Co-Working space at The Eades are amazing- the building is always completely spotless too. I’ve experienced no issues since living here. The cherry on top has to be concierge team- they are always on hand to help out with anything and are a complete joy to see everyday.

The area has amazing transport links as well as green spaces, Walthamstow is filled with incredible independent cafes and restaurants

The Building management and concierge team are always super helpful if there are any issues that I have (so far there have been very little! )

There isn’t anything I would have wanted to know before moving in. The Management Team and building gave me all essential info I could of needed :)

The Staff & Building Truly Feel Like Home.
Firstly: the building (as magnificent as it is), is nothing without the people within it. It's like having a body with no life - just an empty shell. The staff at The Eades give it the life and homely feel it has. Kamaal, Ceylon, Kienne, Nana, Ihsa, AbuBakar, Mustafa, Paula, George, Anna, Beatriz and James; all staff, different roles, different shifts, but same purpose - to ensure the building is well taken care of and the residents take pride in the building and have a sense of ownership. That is significant in any development. As that inspires community. That is true building and property management... On top of the monthly events The Eades hosts.
The design is expertly curated to echoe the reminiscence of Walthamstow in all of its beauty: from artwork inspired by the famous William Morris, to the art deco design influenced by our stunning Town Hall; even the hamper bag on move-in day, which was full of products by local people for local people. The Eades not only created an astonishing building, with facilities to ensure residents thrive in their health, work and personal life; but it created a space that's reflective of it's environment - uplifting it, not drowning it with its own vision.
Moving to The Eades is the first time I've ever moved out, and I am incredibly grateful to have a place like this my daughter and I, are proud to call home.
Please tell us about the good and bad aspects of living in your local area:
The Eades is situated in the heart of Walthamstow: Victoria line, Weaver line, bus station with routes across London, independent shops and much-loved chains; all on your doorstep (literally).
Whilst parking in Walthamstow is notoriously difficult, with many new developments not building in parking spaces to meet the council's 'Greener Borough' plans; The Eades went against the grain, meeting the residents' needs of allocating parking spaces for a fee. And to still match (rather exceed) the borough's 'Greener Borough' plans, has built a large space in the basement for bike storage and has a mixture of indoor/outdoor greenery.
We are fortunate to have a clear and thorough bin collection system in place at The Eades, with bins collections happening weekly and residents provided with various options on how to dispose of our waste appropriately I.e. Waste bins, recycling bins, food waste bins and unwanted clothing collection services by TRAID.
Waltham Forest as a whole is an incredibly vibrant, inclusive and proud Borough - represented by over 250k residents, from all different backgrounds, religions, ethnicities, experiences, gender identities and family structures... The list goes on. The Eades is a miniature, yet true reflection, of the borough. But more precisely, the talent, kindness and supportive attitude of Walthamstow.

Yes, they are entirely on top with any issues raised. Residents are offered multiple pathways tor side concerns: Way of Life app, email and speaking directly to the concierge team.

Amazing BTR with everything you need in the building and nearby area
The Eades is amazing and has got everything you might need in a home. My partner and I enjoy going to the building gym without having to find a membership elsewhere, and having bike storage in the building is a big plus.
Building management is also quite responsive and has been fast to resolve issues (and notify us if anything is in the works). Same for the reception staff, who is polite, and always makes you feel heard as a resident.
The design is modern and stylish. Some layouts can be a little unconventional, so it's worth viewing a few flats to find one that suits your furniture and lifestyle.
My partner and I have made this our home and are looking forward to staying here for the foreseeable future.

Walthamstow is an amazing area, it's near the reservoirs, has a vibrant high street, and many hidden gems. The commute to central London is very convenient because of the Victoria line and the Overground, and overall it's quite pleasant living there.
How has the building management responded to any problems or issues you have raised:
Building management has been prompt to address any of the issues we've had. One time, when there was a heating issue in the area, they ensured that a technician came to the building the next day and had it fixed.
George and the team also went above and beyond to help us with a personal request. We truly appreciate their support.

There's a cute area called Walthamstow Village Square you can visit to explore some of the area!

The Eades is a lovely place to live
I'm very impressed with all of the design features and layout of the Eades. The first floor area is an amazing space for residents and the concierge staff at the Eades are very helpful and friendly. The application/move in process was very straightforward and reassuring at every stage. It's a very secure building as a fob is required to access all resident areas even when using the lifts, which as a parent I feel very reassured by.
Please tell us about the good and bad aspects of living in your local area:
The Eades is located in a very close proximity to Walthamstow central bus and tube station. It's also very close to the shopping mall, high street and Hoe street. There is no shortage of places to shop and eat. Walthamstow central is also home to forest cinema and soho theatre which are in walking distance of the Eades. The closest parking would be in the mall which is just next door.
How has the building management responded to any problems or issues you have raised:
The building management are always very quick and efficient at responding to and resolving any issues I've had since moving in.
Please share one thing (or more) which you wish you had known before you moved in:
I was very surprised and impressed with the garden terrace on the 2nd floor as it wasn't clear to me before moving in that there was an outdoor space on the 2nd floor, I thought there was only the rooftop terrace which is lovely but the garden terrace just makes it even better as there are BBQ's for hire with many seating areas, It's nice to have an outdoor space within the building to enjoy in the warmer months.
