Description

Grade II listed semi-detached home with spectacular views over the Royal paddocks.

Description

The Walls was built c.1805 by David Feltham, the toll-keeper of Hampton Court Bridge, and is steeped in history.

The vendors restored the house between 2018-20, to include redecoration, rewiring, re-plumbing and re-tanking of the basement which features a concrete floor with underfloor heating. Also all of the windows were replaced to accommodate acoustic glass.

Accommodation is laid over four floors. The tiled hallway opens into a larger central room, perfect for either work or leisure. There is also a Miele equipped utility room and ground floor WC. The cosy snug has an underlit onyx hearth which creates a warm ambience.

In the main room, the kitchen/diner is fitted with bespoke units, a gas/electric Aga and has incredible views of the Royal Paddocks. The lounge end features an original Georgian grate converted to use eco-fuel.

There are three double and one single bedrooms over the first and second floor. The main bedroom has an en-suite, again with views over the paddocks, as does the second bathroom fitted with a deep Japanese style hydrotherapy bath.

The lower ground floor comprises two main rooms, a fully fitted shower room, a small meditation/ yoga room and a fifth storage/wine cellar room. These spaces would suit multiple uses from extra bedroom space, to an office, gym, studio or home cinema area.

The gates into Home Park, the back garden of Hampton Court Palace, are conveniently directly opposite the house and the gates into Bushy Park are approximately 300 meters away.

Although The Walls lacks conventional garden space, along with the front courtyard area, there is a 200+ sq.ft roof terrace on the top floor offering magnificent views over The Paddocks and Bushy Park to the rear, and Home Park at the front. A roll out sun/rain awning covers 30% of it making it useable whatever the weather.

In addition a newly installed deck at the rear of the ground floor provides a perfect space to enjoy the horses and the sunset from May to September.

The rural-feeling location of The Walls belies the fact that it is so close to significant towns, services and transport links…plus the river Thames.
