A Note from the Homeowner

I bought this property off-plan in 2007, and what first drew me to it were the three bedrooms and the garage, as I needed plenty of storage space. Its close proximity to Reading town centre was another major attraction.

Some of my favourite memories here were walking my dog around South Lake and enjoying sunny afternoons in the south-facing garden. Having two parking spaces on the driveway, along with the garage, was also incredibly convenient.

I hope the next owners enjoy it as much as I have.

Alex's Best Bits

A well-located semi that suits buyers who want space, storage and a south-facing garden without the faff of an onward chain. The garage conversion potential is worth serious attention for anyone needing a home office or extra room down the line.

Offered with no onward chain, this three-bedroom semi-detached sits in a popular Woodley position a short walk from South Lake and within easy reach of Earley Station (0.8m) and Woodley Town Centre (0.8m).

Inside you get three bedrooms, two bathrooms, a downstairs WC and a bright living space with double doors opening to the south-facing rear garden with side access. The garage works well as storage or offers real conversion potential, subject to planning.

We look forward to showing you around.

Pre-ordered Searches - To keep things moving from day one, searches have already been pre-ordered and are ready to go - water and drainage, environmental and local authority. Buyers purchase the existing search pack from our agency as part of the transaction, which simply replaces what your solicitor would have ordered anyway. No duplication, no extra cost - just a faster start.

Solicitors - We have a panel of trusted solicitors we can refer you to - Apex Law, HSR Law, and Bannister Preston Solicitors. All three firms work remotely and handle conveyancing across England and Wales, so you're in safe hands wherever you're based. We can arrange a free no-obligation quote for you, and if you choose to instruct one of them, we will receive a referral fee of up to £250.

Mortgages - If you need finance, we can introduce you to Brian at the Mortgage Advice Bureau. They're one of the UK's leading independent mortgage brokers and Brian looks after our clients personally. We may receive a referral fee of £250 if you take out a mortgage through them.

Anti-Money Laundering Checks - We're required by law to verify the identity of all buyers. We use a secure third-party system to carry this out, and there's a fee of £40 + VAT per person. This is non-refundable. We'll let you know exactly what's needed and how to complete it quickly - it usually only takes a few minutes.
