Description
Located in Villaggio Cocchi, an ancient and almost hidden stone hamlet near Veroli, this beautifully restored semi-detached stone house is ideal for those seeking peace, history, and a slower pace of life.
Cocchi is a small rural hamlet with only a handful of residents, surrounded by nature and open countryside. The area also boasts a fascinating historical heritage. For centuries, this part of the Veroli territory lay close to the former border between the Papal States and the Kingdom of the Two Sicilies, a frontier land later associated with the history of brigandage and figures such as the famous outlaw Chiavone. Today, the atmosphere is peaceful and rural, yet the area's rich history remains evident in its stone buildings, narrow lanes, and timeless landscape.
Despite its secluded setting, the property is only a short drive from the historic centre of Veroli, where shops, cafés, restaurants, and all essential services can be found. The main highway connection towards Rome is also nearby, allowing the capital to be reached in approximately one hour.
The house is a traditional stone-built dwelling that was completely restored in 2005. The roof and floor structures were rebuilt, the original stone walls were carefully preserved and left exposed, and all electrical and plumbing systems were fully renewed.
The property offers approximately 100 sqm of living space arranged over two floors. On the ground floor, a spacious entrance hall welcomes visitors through a restored solid wood security door, leading into a kitchen and dining area featuring a charming original stone fireplace.
The upper floor comprises a bright living room with large windows overlooking the surrounding valley, offering beautiful panoramic views across the countryside. This level also includes two bedrooms-one double and one single-a small storage room, and a bathroom with shower.
Outside, the property benefits from a large courtyard featuring a traditional wood-fired oven for baking bread and pizza, creating the perfect setting for outdoor dining and entertaining. From the courtyard, there is access to a technical room/cellar of approximately 15 sqm, which also includes a guest bathroom, particularly useful during outdoor gatherings. A parking area is available adjacent to the house.
The property is heated either by an LPG system or by a pellet stove, both connected to the radiator network. It is connected to the public water supply and served by a sealed septic tank system. The windows are modern timber-framed double-glazed units fitted with external security grilles.
VEROLI and the CIOCIARIA
Veroli is one of the medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
Veroli predates the Roman Empire, being founded as an Ernici town with city walls built in Cyclopan style. In the historical centre, it is possible to see the ancient Roman walls supporting the large terrace on which the Cathedral of St. Andrea now stands. The Basilica dedicated to St. Maria Salome, Veroli's patron saint, is famous for its Holy Stairwell similar to the ones in Jerusalem and in the Church of St Giovanniin Laterano in Rome.
Veroli is less than an hour's drive to Rome's main international airport; a similar driving time reaches Rome's main railway station and the heart of Rome itself.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Atina itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Atina, Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
