Description

A striking & impressive duplex apartment within this imposing period conversion & smart gated development, well placed for schools, road & rail links and the amenities of Tunbridge Wells.

Description

The Manor is a substantial period villa, located in a private gated park tucked away on the north-eastern rural fringe of Tunbridge Wells. This character property enjoys a convenient position just 1.4 miles from the town centre and within easy access of the A21. The building, which benefits from the high ceilings and generous proportions typical of properties of this period, was originally constructed for the Siemens family in the late 19th Century and converted into apartments at the end of the 20th Century.

The property boasts many period features including large sash windows and high ceilings. The large and impressive reception room has parquet flooring and feature fireplace with marble hearth, a large bay window with French doors onto the terrace.

The fitted kitchen has base and wall units providing good storage, with a range of integrated appliances, space for a free-standing American-style fridge freezer and French doors to the communal gardens. A good-sized study, ideal for today's working from home needs and a downstairs cloakroom complete this floor.

On the first floor are two very generous double bedrooms, both with built in wardrobes, en suite bath/shower rooms and both enjoying access to the private first floor balcony with views over the communal gardens and grounds

Outside - Badgers Holt is approached via electrically-operated wrought iron gates from Blackhurst Lane. The brick-paved private road serving the estate provides vehicular access to the garage at lower ground floor level, to the rear of The Manor, and leads round to the front of the building where visitor parking is available adjacent to the main entrance.

Above the garage, 2 The Manor enjoys a private area of terrace with further communal space for enjoyment of the wooded surroundings and a lawned garden, which is also private to The Manor, lies to the southwest of here. A further expanse of meadow interspersed with specimen trees and with mature shrubs and trees to the boundaries lies beyond, occasional benches offering opportunities for enjoyment of the verdant surroundings and for moments of quiet contemplation. An enclosed children’s play area lies towards the south-eastern periphery of the gardens.

Location

Tunbridge Wells is the only spa town in the Southeast of England, with elegant architecture and a variety of cultural, entertainment and shopping attractions, including the historic Pantiles, known for its charming Georgian colonnade, summer live music festivals, regular food and craft markets and Chalybeate Spring. The town offers excellent cultural, leisure and shopping attractions including two theatres locally at The Assembly Halls and Trinity Theatre, together with the newly rejuvenated civic centre, The Amelia Scott. The town enjoys an abundance and wide variety of cafés and restaurants, with a mixture of national multiple retailers and independent shops.

Badgers Holt is a smart gated development on the eastern edge of the town, enjoying a tucked-away, yet conveniently positioned, location just off the A264, providing access to the town centre, mainline station and the A21. The town centre lies about 1.6 miles to the west and Knights Park (about 2.4 miles via the A21) has a multi-screen cinema, health and fitness club, restaurant and a bowling alley.

Woodland walks are accessible from Blackhurst Lane and Pembury Woods are a mile away on foot. Dunorlan Park, one of Tunbridge Wells’ well known open spaces with boating lake and café is a similar distance away with parking available.

There are many highly-regarded schools in the Tunbridge Wells, Tonbridge and Sevenoaks areas, including Kent grammar schools. The Skinners’ Academy is in Blackhurst Lane, Beechwood Sacred Heart School is under a mile from the property and Kent College is about three miles away.

Tunbridge Wells station is in the centre of town and offers services to London Charing Cross and Cannon Street. Tonbridge station (about 5.6 miles to the north via the A21) offers more frequent services to the same destinations. The A21 is accessible about one mile to the east and provides convenient access to the M25 to the north and the coast to the south.
