Safe, Friendly, and Beautifully Managed
I would describe Dockside in one word: pristine. Both the interior and exterior of the development are exceptionally well maintained, and the attention to detail throughout the building is clear. The facilities are excellent, and I regularly make use of the amenity spaces. The development has enormous potential to continue building a strong sense of community, and I already feel that this is one of its greatest strengths.
As someone who lives alone, safety was one of my main priorities when choosing a home. The Residential Services team plays a huge role in making me feel safe, welcome, and at home. In particular, Belle is always friendly, approachable, and happy to chat, whether I'm leaving for the day or returning home. As someone who lives alone, those small interactions genuinely contribute to making Dockside feel like home.
The leasing process was communicative and patient, particularly as an international resident. One area for improvement would be providing additional guidance and resources for overseas applicants, such as an information booklet covering life in Scotland and what to expect when moving into the development. I would also love to see the working pods made more accessible through a simple booking system and the addition of more real plants throughout the communal areas to further enhance the welcoming environment. Overall, I would highly recommend Dockside to anyone looking for a safe, modern, community-focused place to live.
Please tell us about the good and bad aspects of living in your local area:
The local area offers a great mix of shops, restaurants, bars, and open spaces, making day-to-day life very convenient. Transport links are excellent and provide easy access to the rest of Edinburgh. One of the best aspects of the area is the growing sense of community. The development is pet-friendly and home to a diverse mix of residents, including families and children, which creates a welcoming and neighbourly atmosphere. The area feels safe, well maintained, and pleasant to live in, with no significant issues regarding noise, anti-social behaviour, or cleanliness.
How has the building management responded to any problems or issues you have raised:
While I have not needed to raise any maintenance issues, the building management team has always been approachable, professional, and proactive in their communication. Their presence helps create a safe and well-managed environment.
Please share one thing (or more) which you wish you had known before you moved in:
As someone relocating internationally, I wish I had known more about the additional steps and requirements that can arise during the application process. A guide for overseas residents moving to Scotland would be a helpful resource. I also didn't expect such a strong sense of community within the development, which has been a very pleasant surprise.

It’s also useful to know that some areas of the development can be quieter than others depending on proximity to roads, communal entrances or shared spaces. On the positive side, the community is generally friendly and the area is very convenient for transport links, shops and everyday amenities, which became more valuable after living here for a while than was obvious during the initial viewing.

Dockside Review
Really enjoy our development; the design, facilities, and building management are all top-notch. The gym, in particular, is a highlight, as it has a great range of equipment available. Everyone who works at Dockside is super friendly and helpful - they always make time for a chat. The public areas in the development are fantastic as well - love the decor, always very clean, and the rooftop area is amazing.
Please tell us about the good and bad aspects of living in your local area:
Positives: Very close to lots of amenities - a wide range of shops, cafes, and restaurants nearby. Also really convenient for the tram, which is a big plus. We've found the building to be much quieter than anticipated as well, which is great.
Negative: The only downside is the lack of parking available for residents, and the cost of a parking space is extremely expensive.
How has the building management responded to any problems or issues you have raised:
We experienced a leak from our shower, and someone came to look at it almost immediately - very quick response.
Please share one thing (or more) which you wish you had known before you moved in:
The parking situation wasn't fully explained before move-in. We were told it was first-come, first-served, but the actual cost of a space wasn't mentioned and turns out to be quite high. Worth asking about upfront if you're planning to have a car. On the positive side, the building is much quieter than you'd expect from a viewing, which has been a lovely surprise.
