Great but not perfect
The overall design is really nice, really enjoyed living here with nice garden and instant repairs on everything, especially thanks to Scott for helping on the maintenance work. Really like the big living room and big bedroom, really good for working at home. Just one thing would like to mention, if the bathroom door can facing into the living room it will be better as sometimes I have friends coming by, they have to come into my bedroom which is not that convenient. And when it’s raining, the drop on the window eaves is really loud and need to wear earplugs to help me sleep.
Please tell us about the good and bad aspects of living in your local area:
The local is really good, have local shops around. The bus routes is that good, loads of bus changed their routes to not coming here. There is a little bit annoying of the bin collection as no notice to us about when the bin room will be locked and when to open.
How has the building management responded to any problems or issues you have raised:
They are really nice, really fast responses and really fast to solve problems, especially thanks Scott for all the helping.
Please share one thing (or more) which you wish you had known before you moved in:
If I can get more information about the bus availability it will be better as it’s still a little bit far from city centre.

Review of resident staying in Canal Quarters, The Junction
I am staying at Canal Quarters, The Junction. It has excellent facilities in terms of common spaces available for residents, several events that are hosted regularly, 24 by 7 concierge, dedicated parcel room, co working space, gym, and offers several choice in terms of comfort and convenience. The apartment offers a beautiful view of the canal and lush greenery creating a peaceful and refreshing atmosphere . Despite its central location, there is virtually no traffic noise except the occasional rumblings of trains. Overall its an ideal place those seeking urban convenience and tranquil living.
Please tell us about the good and bad aspects of living in your local area:
I am staying at Canal Quarters, The Junction. It is an excellent choice in terms of comfort and convenience. It is close to convenience stores - Sainsbury Local , Tesco Express within 5 minutes, and other major retail stores close by. The city center is also within walking distance providing access to shopping, dining and entertainment, while giving a calm residential feel. The apartment offers a beautiful view of the canal and lush greenery creating a peaceful and refreshing atmosphere . Despite its central location, there is virtually no traffic noise. Overall its an ideal place those seeking urban convenience and tranquil living
How has the building management responded to any problems or issues you have raised:
Excellent response when service requests were raised, service engineer turned up on time and gave advise on how to manage thermostat and regulate temperature
Please share one thing (or more) which you wish you had known before you moved in:
The key insight is that team did a wonderful job in getting the whole lease agreement in less than 5 days. I had a viewing on a Monday afternoon and I moved in the next Monday. Speed is offered when asked for :-)

A brilliant complex in a great part of town
The amenities are brilliant, a spacious co-working space with meeting rooms and free coffee. There are indoor and outdoor gyms (indoor gym is brilliant). The community aspect of the Junction is amazing, they put on great events and the social side among residents is amazing. The gardens are beautiful and well-maintained.
Building Management is in a much better place following a turbulent year, and Bailey has done a good job steadying the ship since taking on the Manager role. Bringing in a facilities manager has really helped with responses to service requests. Clinton and Josh are always available to help and are brilliant with the residents.
Security is inconsistent and not good value for money for car park spaces. The maintenance of the bin areas could be better, and the bin chutes in E-block are non-functional so this should be worked on. There is an historic hot water problem in E-Block that must also be fixed.
Please tell us about the good and bad aspects of living in your local area:
Close to Leeds city centre and the train station. Walking distance to everything Leeds has to offer
Built along the canal, perfect for walks into town and the Docks, or running/cycling routes towards Kirkstall. Safer part of town, although there have been occasional issues with anti-social behaviour, they have been infrequent.
How has the building management responded to any problems or issues you have raised:
Building management has been through a turbulent 12 months and were largely firefighting issues while managing turnover of staff. Credit to Clinton and Josh who always did their best to keep residents informed and engaged while they dealt with their own uncertainty in management. There is more stability and structure now, and this has shown in the responses to issues as they crop up now. However there are fundamental issues such as the hot water inconsistency that have not been resolved. This has been reactive and seems to disappear when the hot water comes back on, without a core fix being communicated.
Please share one thing (or more) which you wish you had known before you moved in:
Get involved with the community elements, it has been amazing to meet people here and we have made great friends through the events that have been put on.
The car park is not value for money, and they shift the liability onto residents if something does happen to a vehicle despite advertising secure parking with shutters

Very nice 👍 Clinton
I have really enjoyed living at The Junction. The building is modern, well designed, and offers great facilities that make day-to-day living comfortable and convenient. The communal areas are always clean and well maintained, and there is a genuine sense of community among residents. The events organised by Clinton and the team are a great addition, helping residents connect and making the development feel more welcoming.
The management team has always been friendly, professional, and quick to respond whenever I have needed assistance. Communication is clear, and any issues are dealt with efficiently. The location is another major advantage, with excellent transport links and easy access to shops, restaurants, and other amenities. Overall, The Junction provides a high-quality living experience, and I would happily recommend it to others looking for a well-managed and community-focused place to live.

Living in the local area has been very convenient overall. There is a good range of shops nearby, including supermarkets and smaller convenience stores, making it easy for day-to-day needs. The variety of restaurants and cafés is also impressive, with plenty of options for eating out or grabbing food quickly. Bars and social spots are accessible without being too far, which adds to the lifestyle appeal.
There are also several open spaces and parks nearby, which are great for relaxing, exercising, or spending time outdoors. Transport links are generally very good, with easy access to buses and connections into the city centre, which makes commuting straightforward.
On the street itself, it is mostly quiet and well-kept. Parking can sometimes be a bit tight during busy periods, but it is manageable. Bin collections are consistent, and there haven’t been major issues with anti-social behaviour. Traffic noise is present at times but not disruptive overall. Thanks to Clinton for always helping.
How has the building management responded to any problems or issues you have raised:
The building management team has always been responsive and professional whenever I have raised an issue. They communicate clearly, acknowledge concerns promptly, and work to resolve problems as quickly as possible. The staff are friendly, approachable, and genuinely care about residents’ experience, which has made living here much more enjoyable.

One thing I wish I had known before moving into The Junction is how much of a community atmosphere there is. The events and activities organised by the team make it easy to meet people and feel settled in quickly. The staff are approachable and helpful, and the communal spaces are well maintained. The location is also a major benefit, with easy access to the city centre, transport links, shops, restaurants, and universities. My advice to a new neighbour would be to get involved in the community events and make use of the shared facilities, as they’re a great way to get the most out of living at The Junction. Overall, it’s been a very positive experience and a welcoming place to live.

Clinton is Responsive and Reliable
Living at The Junction has honestly been one of the best decisions I’ve made. The design of the development is modern, clean, and actually feels well thought out rather than just thrown together. The facilities are solid and make day-to-day living really convenient, especially when everything you need is basically on your doorstep.
Building and property management have been really responsive and easy to deal with, which makes a huge difference when small issues come up, things don’t get ignored, they get sorted. Clinton especially has been helpful and approachable whenever needed.
Overall, it has a really good community vibe, and it feels like a place where people actually enjoy living rather than just sleeping and leaving. Even the little things, like how the space is maintained, make it feel more premium than you’d expect. Honestly, it’s been great… only complaint is I’m starting to get too comfortable here 😄

Living in the local area has been a really positive experience overall. There’s a good range of shops nearby, from everyday essentials to larger supermarkets, so it’s very convenient for day-to-day living. There are also some nice restaurants and takeaways around, plus a few decent bars if you want to go out without travelling too far.
Transport links are generally reliable and make it easy to get into the city and surrounding areas, which is a big plus for commuting or getting around without a car. There are also some good open spaces nearby for walks and relaxing.
On the street itself, it’s mostly quiet and well-kept. Parking can sometimes get a bit tight depending on the time of day, but it’s manageable. Bin collections are consistent, and there hasn’t really been any noticeable anti-social behaviour or major noise issues. Overall, it feels like a balanced and comfortable place to live.

Building management has generally been very responsive and professional whenever issues have been raised. Any problems reported were acknowledged quickly and followed up with clear communication and appropriate action. Overall, I’ve been satisfied with how efficiently matters have been handled, and Clinton has also been supportive in resolving concerns when needed.

One thing I wish I had known before moving in is how much the sound travels between flats, especially footsteps and doors closing. It wasn’t obvious during the viewing, but it can make a difference day to day, so it’s worth checking or visiting at different times if possible.
On the positive side, The Junction has a really good community feel. The atmosphere is welcoming, and it’s easy to settle in. There’s a nice balance of people around, and it genuinely feels like a friendly place to live, which makes a big difference.
