Description

AN EXTENDED SEMI-DETACHED COTTAGE WITH A POTENTIAL BUILDING PLOT* IN A SOUGHT-AFTER SEASIDE VILLAGE

GENERAL
Freshwater East is a popular village within the beautiful southern section of the Pembrokeshire Coast National Park. Its main attraction is a wide sandy beach close to which is a pub/restaurant. The larger village of Lamphey is about two miles and has an excellent range of amenities. The historic town of Pembroke is approx four miles and the picturesque resort of Tenby is around nine miles.

Windyridge is thought to be one of the oldest properties in Freshwater East. It sits on a sizeable corner plot at the Portclew Road/Chapel Road/Jason Road/Trewent Hill junction.

The Cottage itself has character. It faces south and enjoys distant glimpses of the sea and coast. To the east side of the Cottage is the Potential Building Plot* - please note later reference.

With approximate dimensions, the accommodation briefly comprises...

Entrance Porch
Front door, part glazed hardwood door to...

Living Room
18'0" x 13'11" (5.49m x 4.24m) double aspect to front - south facing, front window and bay window to side, 8'7" (2.62m) "apex" ceiling, five wall light points, doors to Inner Hall and ....

Bedroom 1
14'1" x 11'11" (4.29m x 3.63m) south facing built-in wardrobes.

Inner Hall
Doors to ...

Bedroom 2
13'9" x 11'1" (4.19m x 3.38m) two rear windows.

Bathroom/WC
8'0" x 4'11" (2.44m x 1.50m) suite comprising large cubicle with electric unit, vanity wash hand basin and WC, heated towel rail, fully tiled - floors and walls.

Kitchen/Diner
18'7" x 11'1" (5.66m x 3.38m) double aspect to rear, fitted wall and base units having cream doors and contrasting work surfaces, one and a half bowl sink, electric cooker point with extractor over, tiling, door to...

Utility Porch
6'2" x 4'11" (1.88m x 1.50m) south-facing plus outside door, plumbing for washing machine.

OUTSIDE
Front Garden with gated path and shrubs plus mature hedges etc. Rear and Side Gardens are mainly laid to lawn but incorporate a paved patio and apple trees etc. Greenhouse and Shed. To the east side is Additional Garden/Potential Building Plot* This is currently laid to lawn but incorporates further shrubs and fruit trees plus established hedging etc. In the north-east corner, there is gated vehicular access from Chapel Road i.e. the Property has off-road parking.

Potential Building Plot*
This is the east side of the Grounds. Apparently planning consent was obtained for a 3 Bedroom Bungalow during the 1990s. This lapsed some time ago but arguably a "material start" has been made i.e. with the creation of the access off Chapel Road. Consequently, it may be possible to obtain a Certificate of Lawful Use in order that the construction of the Bungalow can be resurrected and completed. Interested parties should speak with a local Planning Consultant or the like.

SERVICES ETC (none tested)
Mains water and electricity. Private drainage. Oil fired central heating from a Worcester boiler, modern double skinned oil tank. Upvc framed double glazed windows.

TENURE
We understand that this is Freehold.
