Living here since May-2025 and loved every bit of it
All facilities and development is state of the art. Everyone who visits us is really impressed by the aesthetics of the development. The community centre is so handy and can be used for multiple occasions like working to hosting events. The free cinema room is a treat
Please tell us about the good and bad aspects of living in your local area:
The management is so friendly and facilitates are incredible. Would recommend everyone to live here. The local bus 225 can be a pain sometimes but a 12 min walk to the nearest train station is great.

The management is very quick to respond to any issues faced

very good building
Overall, the development offers a well-thought-out and modern living environment. The design is one of its strongest points, with a clean, contemporary aesthetic, good use of natural light, and practical layouts that make the most of the available space. Communal areas are generally well-presented, and facilities such as lifts, bike storage, and any shared amenities are convenient and add to the overall appeal.
Building management is usually responsive and keeps the common areas clean and in good condition. Day-to-day maintenance is handled reasonably well, although response times for non-urgent issues can sometimes be a bit slow. Property management communication is generally clear, but there is occasional room for improvement, particularly around updates on maintenance works or service charges.
On the downside, service charges can feel relatively high for what’s provided, and there may be occasional issues with things like lifts being out of service or minor wear and tear in shared spaces. That said, the development is overall well-maintained, secure, and comfortable, making it a good place to live with a solid balance between design, functionality, and convenience.
Please tell us about the good and bad aspects of living in your local area:
Living in this area has a lot going for it, but there are a few downsides too. On the positive side, there’s a strong range of local shops, from small convenience stores to larger supermarkets, making everyday errands easy. The food scene is particularly good, with plenty of restaurants and cafés offering a mix of cuisines, plus a decent selection of pubs and bars for evenings out. Green spaces are also a highlight, with parks nearby that are great for walking, relaxing, or exercising.
Transport links are generally very convenient, with access to buses, trains, and underground services that make commuting or getting around the city straightforward. However, delays and overcrowding during peak hours can sometimes be an issue.
On a street level, it’s usually quite livable. Parking can be limited, especially in busier areas, and you may need a permit. Bin collections are regular, though occasionally missed collections can happen. Traffic noise varies depending on how close you are to main roads, and while most areas feel safe, there can be some minor anti-social behaviour at times, particularly late at night. Overall, it’s a convenient and vibrant place to live, with a good balance of amenities and accessibility.
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive and professional when issues are raised. Urgent problems are usually addressed quickly, while less critical matters can take longer to resolve. Communication is mostly clear, though occasional follow-ups are sometimes needed to ensure progress.
Please share one thing (or more) which you wish you had known before you moved in:
ne thing I wish I’d known before moving in is how much the overall experience depends on timing and demand. For example, lifts and shared facilities can get quite busy during peak hours, especially mornings and evenings, which isn’t always obvious during a viewing. I’d also highlight that service charges can increase over time, so it’s worth factoring that into your long-term budget rather than just the initial figure.
Another useful tip is to check how well sound travels between flats and from nearby roads—this can vary more than expected depending on your exact position in the building. It’s also worth understanding how building management communicates (email portals, notices, etc.) so you don’t miss important updates.

Home away from
The design of Neptune Wharf is really nice, especially the resident lounge. It has a small private cinema room and a working space which is very useful. A coffee shop is supposed to open soon, and we’ve also been told a gym is coming, which will make it even better.
Building management has been very responsive so far. Thomas , the building manager, is great He gets things done quickly and is always helpful.
Overall, it’s a modern and comfortable place to live and we’ve had a very good experience so far.
Please tell us about the good and bad aspects of living in your local area:
We moved from Pakistan in 2025, and this is the first place we’ve lived in,we genuinely love it. The apartment feels modern and well-designed, with great quality fittings. Having Deptford Park right across the building is a huge highlight, especially in summer. The nearest stations, Surrey Quays and Canada Water, are about a 15–20 minute walk, Bus station is also on a 3 min walk. This one is not always punctual however many other buses go from a 8-minutes walk from our development. we enjoy it although it may feel a bit long for some. Even with the overground track behind the building, the soundproofing is excellent and you don’t hear outside noise. Parking is convenient, and bin collections are very reliable. The area is always clean with no unpleasant smells. It’s a calm, well-kept place that has been a great first home for us.
How has the building management responded to any problems or issues you have raised:
There have been a few occasions where unexpected hot water issues came up, but they were resolved within a few hours each time. Apart from that, any small issues with fittings inside the apartment are usually handled quickly. Overall, building management is responsive and gets things sorted without much delay.
Please share one thing (or more) which you wish you had known before you moved in:
Since it’s a new building, we were informed that the gym and other amenities would be opening soon. They’re still in progress, so it would have been helpful to have a clearer timeline, but we understand these things can take time and are looking forward to them once they’re ready.

A great property in a nice area
The design of our development and it's amenities are delivered to a high standard. Our apartment is well insulated with lots of daylight entering the living room. The quality of kitchen and bathroom appliances are high, while good ventilation. Management are very good and responsive–especially Thomas who went above and beyond to make sure we adjusted and understood the property and local area during the early/initial period of moving in which we're grateful for.
Please tell us about the good and bad aspects of living in your local area:
The development is located in a great and vibrant local area, with a mixture of markets, restaurants and supermarkets for day-to-day living as well as when wanting to go out and enjoy with friends and family. Transport links are good, with multiple options for getting around London only a short walk away. Other local amenities such as gyms and the local park that's actively used by different ages and groups of people are great elements that have a positive impact on the wellbeing of the space.
How has the building management responded to any problems or issues you have raised:
Building management has been good, friendly and very responsive–with any issues or concerns being addressed or responded to promptly with care and attention. We had an issue with insects coming through our vent, which was sorted on the same day. Early on we also had a loose fitting in the bathroom which was again sorted on the same day by a handyman they brought in.
Please share one thing (or more) which you wish you had known before you moved in:
The park is a lovely space to have close by, especially in the summer and it's great to see it used for a variety of activities (relaxing, sports, bbq) throughout the year

Neptune Wharf Living
The design is modern, light filled and finished quality fittings and furnishings.
The Co-Working space is finished to a high spec and there is also a Private Cinema. All areas of the Co-Working space are tastefully designed and highly functional.
Highly recommend!
Please tell us about the good and bad aspects of living in your local area:
I don’t really have anything bad to say. Experience to date has been first class. Any issues with the facilities are addressed immediately and communicated clearly. Commute wise there are multiple options to get to different areas of London quickly. Deptford Park is directly opposite and it’s dog friendly.
How has the building management responded to any problems or issues you have raised:
The building management team are very responsive and I was even able to arrange wall hooks to be professionally fitted as well, which made my move that much easier.
Please share one thing (or more) which you wish you had known before you moved in:
There isn’t really anything to add here.. i was given a thorough walk through when I enquired and everything was clearly explained to me.
