Auction Method

The auction for this property will be conducted online through our online bidding platform. This is an individual 24-hour online auction, meaning there are no other lots being sold alongside this property.

The property will be available to bid on throughout the 24-hour auction period. To view the property and register to bid, search for the property on the Rutter Green website, click onto the property to view the full details and follow the instructions to register and place your bid.

You are required to undertake identity checks before you can be authorised to bid. You must also provide your payment details. If you do not provide the required information, your registration will not be processed.

By registering and placing a bid, you are deemed to have agreed to Rutter Green's Buyers Terms (England & Wales), which are available on the Rutter Green website.

Auction Type - Unconditional with Fixed Fee

If you are the successful bidder when the 24-hour auction closes, you will be legally bound to proceed with the purchase of the property.

You must exchange legally binding contracts for the sale when the auction comes to an end and pay the applicable fees and deposit.

You must complete the purchase within 20 business days, unless the Special Conditions of Sale contained within the Legal Pack state otherwise.

Please ensure that you have read the Legal Pack, satisfied yourself as to the condition and suitability of the property, arranged any required finance and obtained appropriate legal advice before placing a bid.

Once a bid has been placed, it is a legally binding commitment to purchase the property if you are the successful bidder.

Auction Fees Explained

When you participate in a Rutter Green Property Auction, please be aware of the following non-refundable fees.

Buyer's Fee

The Buyer's Fee is payable by the successful bidder upon the close of the auction and is calculated as a percentage of the final purchase price of the property.

The Buyer's Fee is charged as follows:
  • Properties sold up to £125,000: Buyer's Fee of £6,000 minimum, including VAT
  • Properties sold over £125,000 and up to £250,000: Buyer's Fee of 4.8% including VAT of the purchase price
  • Properties sold for over £250,000: Buyer's Fee of 3.6% including VAT of the purchase price

Important: The Buyer's Fee is payable in addition to the purchase price and does not contribute towards the purchase price of the property.

Deposit

Upon exchange of contracts, the successful bidder is required to pay a non-refundable deposit equal to 10% of the final purchase price, subject to a minimum deposit of £5,000.

The deposit will contribute towards the total purchase price.

Payment Process

When you register to bid, you will be required to provide your payment details.

As part of the registration process, the online bidding platform will place a £1,000 pending card authorisation against your registered payment method.

This is a temporary authorisation and is not an additional fee or payment.

If you are not the successful bidder, the £1,000 pending authorisation will be released and no payment will be taken.

If you are the successful bidder, the £1,000 will be retained and credited towards the Buyer's Fee payable on the purchase.

The remaining balance of the Buyer's Fee, together with the 10% deposit, must then be paid directly to Rutter Green immediately following the close of the auction.

The deposit is calculated at 10% of the final purchase price, subject to a minimum deposit of £5,000, and will contribute towards the purchase price.

The Buyer's Fee is payable in addition to the purchase price and does not contribute towards the purchase price.

Any outstanding amounts due following the close of the auction must be paid immediately by debit card or bank transfer. We do not accept payment by cash or cheque.

Example 1 - Property Purchased for £100,000

If you are the successful bidder and the auction closes at £100,000:

£1,000 pending card authorisation:
This amount is retained and credited towards the Buyer's Fee.

Buyer's Fee: £6,000 including VAT

Remaining Buyer's Fee payable directly to Rutter Green: £5,000

10% Deposit: £10,000

Total payable directly to Rutter Green following the auction: £15,000

The £1,000 pending authorisation is credited towards the Buyer's Fee, meaning the total amount payable immediately following the close of the auction is £16,000.

Remaining purchase price: £90,000 plus any applicable legal fees and other costs specified in the Legal Pack.

Example 2 - Property Purchased for £255,000

If you are the successful bidder and the auction closes at £255,000:

£1,000 pending card authorisation:
This amount is retained and credited towards the Buyer's Fee.

Buyer's Fee at 3.6%: £9,180 including VAT

Remaining Buyer's Fee payable directly to Rutter Green: £8,180

10% Deposit: £25,500

Total payable directly to Rutter Green following the auction: £33,680

The £1,000 pending authorisation is credited towards the Buyer's Fee, meaning the total amount payable immediately following the close of the auction is £34,680.

Remaining purchase price: £229,500 plus any applicable legal fees and other costs specified in the Legal Pack.

Legal Pack - Special Conditions

The Special Conditions of Sale may contain additional charges, including, but not limited to, the Vendor's legal fees.

Every auction property has its own Legal Pack and Special Conditions of Sale. You must read the Legal Pack carefully before bidding to establish whether any additional costs apply to the purchase.

Payment of Additional Amounts

Any outstanding balance relating to the Buyer's Fee, deposit or other amounts due following the auction must be paid immediately by debit card or bank transfer.

Failure to check for changes to the Legal Pack will not be accepted as a valid reason for withdrawing from the purchase.
