Amazing staff but improvement on facilities
Overall, the building was designed perfect for single tenant. The location is great and great staff. Could be better if they can fix some of the building issues and ventilation system is poor. My room constantly smells bad and cannot open the window

The management team is the best , especially Salman. I feel very welcome since I moved in and they have been very supportive. Down side I would say there is always a delay for maintenance team to come. Facilities is always broken. Ventilation system is poor. My room constamtlt smells bad.

Good but could’ve been better if they could reply to Phone call or email during weekdays working hours quicker.

Easy living
The design is modern and welcoming, the place has enough options to do most of my stuff inside the building and that’s a relief, intead of moving to different venues I can go from the gym to the library, and then back to my place in minutes. That’s very convenient.

The surrounding area does not have much to offer in my opinion, it’s well connected to central London if you don’t mind walking 10-15minutes to get the tubes.
Wish there were some easy parking nearby.
How has the building management responded to any problems or issues you have raised:
Haven’t had issues but whenever I reached out I received a prompt response.

The studio is well-designed
The studio is well-designed, especially with regards to the kitchen and sleeping area being separated by the toilet in the middle (so cooking smells won't linger around your bed). Facilities are also good, with a huge lobby. Best thing is that the building smells nice.
Building and property management is always helpful and can always be found at the reception desks in the lobby.

Good:
- There are many on-site benefits and amenities, including community events, gym, and even a grocery store downstairs.
- Plenty of co-working space if living inside your room is too boring
- Transport links are great, with bus station right outside.
How has the building management responded to any problems or issues you have raised:
Quite quickly, it takes max one day after a ticket is made for maintenance to come visit.

The lights in the studios are very bright and white, which is amazing for working late but not as good as warm soft lights for resting or feeling cozy.

Great for certain people
Moving in was a lot of fuss and they seemed surprised by the fact I was moving in. There is one large trolley (or at least there was) to help with moving in.
The use of keycards for access to flats instead of keys or at least fobs has meant that they get lost or break very quickly and easily, but they are helpful by providing you a temporary one if you lock yourself out.
Aesthetically it's a very pretty place externally and internally, although it could do with a bit less grey in some places and some spaces still need repairing, reorganising or clearing out.
Practicality of shared space is in interesting one. Having your own space and communal ones is helpful, but can also be problematic as instead of negotiating just a few flatmates, at times you might be having to navigate 10-15 other people at any time. People do steal possessions and occasionally parcels from the parcel room (plus the notification system is a bit funny. They reception area is large and beautiful, plus the piano is a nice touch. The communal kitchen on the second floor needs fixing in multiple places and with a few appliances and clearing out as it becomes essentially a dumping ground for possessions. Our personal kitchenette has no oven or much space or storage, so using the communal kitchens is almost required. The shared kitchen dishwasher is helpful. The cinema is nice, but I was never able to get the projector to work. The library is nice. The games room looked really rough for most of my stay, but is now quite nice and the pool table is great. The spa is kinda just a room with beds and a sauna that I didn't trust. The gym is great, plus the private studio is helpful. The communal working spaces and private booking spaces are great.
Cleaners attend to your flat twice a month, but how many of them work your floor and at what times, varies immensely whilst you are provided no notice. Also, as they provide the bed linen, the sheets are all white, which is great as they'll change them, but they are almost always stained and it's not the nicest to look at in your tiny room.
Temperature is fine in the winter, but utterly ridiculous in the summer, especially as the windows don't open properly.
Upkeep of spaces varies massively, but the higher you go the nicer everything is, especially since that is where the wealthier people are.
Events are on almost everyday and they can be a lot of fun and are very varied, although they are very much centred around people who work 9 to 5 and the booking system is odd.
The app is kind of useless as only other residents use it, when ideally so should an admin or staff member.
Laundrette is ridiculous. It's nice to have, but it is ridiculous to be charged for laundry ontop of the extensively high rent, and the charges for laundry are rather high, with no benefits or offers for those with the app or use the service for longer. There is space for your own airer as the tumble dryers are not worth paying for, but there's no system, so people will just steal yours.
There are no real green spaces around except for in the building where they have at least attempted to with secret garden (although it's all artificial) and the patio which is nice to have but not well kept.
Safety is a mix as everything is secured by a keycard, but the later it is the less good security becomes.
Post boxes should have their own keys and they finally will soon, but they haven't the entire time I've been living here which is problematic.
Fire alarms go off basically daily and the fire alarm board has malfunctioned a few times up to the point that it is very much a boy who cried wolf scenario around fire.
Staff are mostly all nice and understanding, but a few especially late in the evenings or who seem to be agency seem uncertain on a lot
Accessibility/disability is a real let down here, the lifts do work most of the time, but that and a disabled toilet on the ground floor, with an almost always tied up emergency cord is it. Multiple spaces even on the ground floor required stairs, the two flats supposedly designed for disabled individuals are not accessible in the slightest, all they have done is essentially removed the kitchenette 'to make space', which ironically takes away some independence, especially since almost everything including the communal kitchen are behind very heavy fire doors. Alsoz the two access rooms share a bathroom (only ones that do), whereby you can lock the other person out, so that is dangerous and problematic for those who have urgency issues. Information is not accessible. There aren't any fire chairs.
Space and storage is very finite, you essentially live in a corridor with a small bathroom. Without the underbed storage, the studio would be unliveable, but otherwise you can make it work.
In general the notion of communal space is great and there are some nice parts/perks, but there are also some serious problems.

The location is helpful in sense of transport as it is very well connected with Willesden Junction a 9 minute walk away (Mildmay, Lioness, and Balerloo lines) and North Acton a 15 minute walk away (Central line), plus there is a bus stop just outside that is sometimes handy, however there'salmost always works somewhereand/or some kind of closure or strike. There is a Simply Fresh next door, but it is so overpriced, so that even essentials cost a fortune. There's a corner shop down the road that is more affordable and has nice staff, but the range of items is very small. There is only two restaurants close by and they both keep short odd hours and feel both unsafe and unusual, so I have only been once (when I moved in). There is a lot of noise from the HS2 works just outside. There is a lot of anti-social behaviour, plus the zebra crossing on the way from the station seems to lose all purpose when it gets to the evening. There are lots of large industrial bins in a shelter and they do seem to be emptied/collected frequently. It was disappointing to discover that the building refused to even have a sealed sharps container left just outside for a sharps collection. The pub just down the road has a nice vibe, but keeps quite short and odd hours. The River next door is lovely and it's even better since they finally finished renovating the pathway. If you love trains then multiple stations and depots are visible, so that can be nice.

In terms of general repairs, okay as they have another separate form you can fill out and it is sorted. The reporting of concerns around fire etc. were handled poorly, as were issues around stolen possessions and parcels. They were helpful around getting locked out and sorting any problems with lighting etc. in shared spaces.

You need to have lots of money and free time to be here, otherwise it is hard to make the most of it

At the same time, we recognise there are several areas that need attention. We also take concerns around security, parcel handling, and personal belongings very seriously. The parcel room is managed by Apudos, who provide a service where residents can report missing deliveries. Their team can then investigate using CCTV and tracking information to help locate parcels wherever possible. Alongside this, we are continuing to review our wider processes and systems to make them more reliable and secure for residents.
We’re sorry to hear about your experience with the keycards, cleaning schedules, laundry pricing, and temperature control during summer months. These are all important aspects of day-to-day living, and your feedback helps highlight where improvements are needed. However, this is something we are actively reviewing to ensure that appropriate provisions, communication, and safety measures are in place and clearly accessible for anyone who may need them.
Finally, we’re sorry to hear that fire alarms and safety systems have caused frustration. This is not the experience we want for residents, and we are actively working to address reliability and response procedures.

Maintenance is generally quite responsive, helping to resolve issues in a timely manner. Its proximity to Willesden Junction and North Acton stations significantly improves connectivity, making commuting and travel into central London and surrounding areas convenient and efficient.
On the downside, the admin/sales team can be unresponsive at times and often requires persistent follow-up. There are no large supermarkets nearby, which can make grocery shopping less convenient. The room sizes are relatively small, and some areas of the building, such as the gym bathrooms, would benefit from maintenance and improvements.

They have generally been responsive, although at times it has required some persistence and follow-up. There have been instances where issues took longer to resolve—for example, my radiator did not work for around 10 months, and there were a few days without hot water. However, aside from these cases, the maintenance team has usually been responsive and helpful.
