The Setting:
Amidst the cascading waterfalls and sparkling network of pools that mark the trajectory of Hayeswater Gill on its route down from the natural mountain tarn of Hayeswater, Penrith's one-time water supply, The Filter House occupies a truly idyllic setting.
Approached up a multiple-gated track from Hartsop Car Park, the track itself and surrounding land, owned by the National Trust and leased to a local farmer, enjoy right of access along this track as per the property deeds, dating back to 1926.
Surrounded by esteemed mountains including the formidable ridge of High Street and the shapely peak of Catstycam and streams and pools overhung with mountain ash, The Filter House offers shelter from the storm.
The History:
Built in 1926 to cleanse the water supplied by Hayeswater to the market town of Penrith, The Filter House is a large building designed to resemble a small stone cottage from a distance. Dressed with oversized windows and doors, The Filter House strikes a picturesque pose amidst the mountains and cascading waters of the Hayeswater Gill.
In the 1980s, a small side extension was added to the north face of the building, providing those working at The Filter House with a toilet and washroom.
A longstanding relationship with The National Trust has been in place since 1902 when the organisation planted a tree to commemorate its first land ownership, whilst the land to the south of Hayeswater Gill was gifted to the Trust by Lake District Farm Estates Ltd. in 1976, with more surrounding land acquired by the National Trust in 1992.
In the early 2000s, for financing reasons, Hayeswater dam was removed and The Filter House sat dormant, before being sold at auction in 2008.
Work was undertaken in 2009 to sink a borehole for a private water supply and replace all the windows with bespoke double-glazed units along with the installation of a shower to compliment the exiting WC, full electrics, a phone line and a septic tank with soak-away.
The Filter House:
Inside, The Filter House is a blank canvas, set in the heart of some of the Lake District's most stunning and ruggedly beautiful scenery.
Open-plan, with a central kitchen area, those who have used The Filter House as a remote refuge for walking holidays have slept to one end and socialised in the other end. Meanwhile, the rear extension contains the WC and shower room.
Recent repair work has been carried out to the walls surrounding The Filter House, while the external concrete 'filter tank' is ideal for the installation of a modern water treatment plant, upon receipt of environmental licenses. Windows have been resealed and repainted, steel supports and doors replaced alongside the front door and double doors, completing the renovation works.
The Lifestyle:
Immerse yourself in nature, surrounded by some of the most spectacular scenery the Lake District has to offer. Swim in the natural river ponds just below the house; sense the freedom of the rushing river right outside the door.
An abundance of walks surrounds you at The Filter House, from the Angletarn Pikes and the rugged Brock Crags to hikes up the fells to High Street and Catstycam. Or simply take the gravel track up the beck to Hayeswater and soak up the serenity.
The village of Glenridding lies at the foot of the Kirkstone Pass for local shopping, with Penrith and Kendal within a 40 minutes' drive in either direction for motorway links and other amenities.
The Potential:
Close to the base of Ullswater and nestled amongst the splendour of the Lake District peaks, The Filter House is the dream bolthole for those seeking seclusion and refuge from the frenetic pace of city life.
With all the building blocks in place, The Filter House is primed and ready for its final renovation into the ultimate mountain refuge, with ample space for bedrooms, and an open plan living-dining space.
Choose your own path and choose to live life at your own pace, book your viewing today for The Filter House, a twenty first century sanctuary set in the heart of the Lake District, and see what the future could look like.
