YOUR STUDIO
Your studio apartment comes with a comfy double bed, a dining area and a fully equipped kitchen with hob, combi oven and a breakfast bar. In your en-suite bathroom, the fittings and finishes are clean, modern and high-spec. LOCATION
The Palm House is an easy 3 minute walk from Harrow and Wealdstone station, which whisks you into Euston in under 13 minutes on the Overground. You're also a 25 minute walk from the quaint Harrow on the Hill, with its cafes, restaurants and independent shops.

All-in-one Home
I moved around 4 years ago and I am still happy to be living here! Friendly team & great communal spaces (co-working, communal kitchen, terraces, social space). The events programme is truly designed for all residents, with a variety of activities and lots of fun. Special shout-out to our Community Manager Lilly-Belle - she always has a smile on her face and makes you feel welcome and supported.

Lots of shops and parks around + two shopping centres, 11 min fast train to Euston from Harrow & Wealdstone station.
How has the building management responded to any problems or issues you have raised:
Response time for any issues logged by residents is great.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had done more research into the area as there are a few good options for weekend trips (as opposed to always going to Central London)

A Warm, Welcoming Co-Living Environment for Working Professionals
The development is well built and maintained overall. I like the decor of the studio and communal areas and generally everything is clean and is god working order. I especially like the communal workspace and gym, which feels like a nice modern office without having to leave the house! I also use the gym often - it’s very spacious and has plenty of equipment, but more variety would be nice. The staff are very friendly and welcoming and living here has encouraged me to meet new people and try new activities.
Please tell us about the good and bad aspects of living in your local area:
The local area has all necessary amenities within walking distance and the main benefit is that Harrow and Wealdstone station is just a few mins walk away. I can get anywhere in London very easily, with bus and train links close by. Harrow itself has a decent variety of shops, but I would normally go into London if I want to dine out. It’s close to a main road and roundabout so traffic can be bad and noisy sometimes, but the apartment is very soundproof so it rarely affects me.
How has the building management responded to any problems or issues you have raised:
Generally they have respond quickly, however there has been a recent change in broadband provider that has had occasional issues.
Please share one thing (or more) which you wish you had known before you moved in:
The development holds socials regularly to encourage residents to meet new people. I would recommend trying these out and there is a lot of variety to cater to many interests.

Comfortable
I’ve had a wonderful experience living at Folk. The studio is modern, comfortable, and very well designed, making it a perfect space to both relax and focus on my studies. Everything is thoughtfully organised, and it truly feels like a home rather than just student accommodation.
What makes this concept special is the co-living atmosphere. It offers a great sense of community while still allowing for privacy and independence. It’s easy to meet new people, share experiences, and feel supported.
The environment is safe, friendly, and motivating, and the overall experience has had a very positive impact on my wellbeing and academic life. I would highly recommend Folk to anyone looking for high-quality student living with a strong community feel.
Please tell us about the good and bad aspects of living in your local area:
There are many lovely local restaurants, cafés, and shops within walking distance, so everything I need is close by. There are also nice open spaces nearby which are great for a walk and relaxing.
I don’t use a car, but public transport links are excellent and easily accessible, making it simple to travel around London. I haven’t experienced any issues with bin collections, and the street generally feels safe and well maintained. Traffic noise is minimal, and I haven’t noticed any anti-social behaviour. Overall, it’s a very pleasant and convenient place to live.
How has the building management responded to any problems or issues you have raised:
I haven’t experienced any issues so far, but it’s easy to see that the building management is approachable and available when needed. They are visible, friendly, and create a supportive atmosphere, which makes it comfortable to reach out if any problems arise. Overall, the management appears organised and responsive, and their presence gives confidence that any concerns would be handled efficiently.
Please share one thing (or more) which you wish you had known before you moved in:
I would also recommend new neighbours take time to explore the local area, as there are many great cafés, restaurants, and shops nearby that aren’t obvious at first. The transport links are also very convenient, which makes daily life much easier.
Overall, my tip would be to make the most of both the private studio space and the community aspects, as that balance is what makes living here special.

Coliving at the Palm House
The building is very well kept and the team is always available to help if we need any support or we have any issues. If there is a technically issue in the building or in the studio, we can log it on the app and request for assistance. Thsi is normally dealt quickly.
Please tell us about the good and bad aspects of living in your local area:
The area is not too busy and it is generally safe. Not much noise coming from the hight street. There are many shops around.
How has the building management responded to any problems or issues you have raised:
The staff is always very welcoming and available to assist.

The trains to Euston are often delayed but there are different ways to get to central london.

Great experience at Palm House
The building has overall a very modern look and the team always work to keep the shared spaces tidy and clean. The staff is friendly and we have a great app where we can log if there is any issues that needs reviewing. Once reviewed, the issue is sorted normally quite quickly.
Please tell us about the good and bad aspects of living in your local area:
There are a few supermarkets nearby. There is also a variety of takeaway restaurants. To find cafes you need to walk a bit further.
How has the building management responded to any problems or issues you have raised:
We use an app to log any issues and request support, which works quite good.

We don't have many cafes around where you can go and read your book, but you can do that in one of the shared spaces in the building
