Description

Ref SB1434
Marketed By Samantha Bellingham Personal Estate Agent

Situated within the highly regarded Woodsend Wharf development on Castle Boulevard, this beautifully presented four-bedroom townhouse offers over 1,300 sq ft of versatile accommodation, combining the convenience of city living with the space, comfort and community feel often difficult to find so close to Nottingham city centre.

Arranged over three floors, the property has been thoughtfully designed to suit modern lifestyles, whether that be professional couples, growing families, university staff, healthcare workers or those seeking flexible work-from-home space.

The ground floor opens into a welcoming entrance hall providing access to a generous double bedroom, modern shower room, separate utility room and a versatile reception room overlooking the garden. Currently used as an additional sitting room, this flexible space would work equally well as a home office, playroom, gym, hobby room or guest accommodation, making it ideal for changing family and work requirements.

The first floor is undoubtedly the heart of the home. Spanning almost the entire floor, the impressive open-plan living kitchen provides an exceptional space for everyday living and entertaining. The contemporary kitchen offers ample storage and workspace, whilst the dining and seating areas create a sociable environment filled with natural light from the attractive sash-style windows. Whether hosting friends, enjoying family meals or simply relaxing at the end of the day, this space has been designed to bring people together.

The second floor provides three further bedrooms and two bathrooms. The principal bedroom benefits from fitted wardrobes and its own ensuite shower room, whilst the remaining bedrooms are served by a modern family bathroom, creating a practical layout for families and guests alike.

Outside, the rear garden is a genuine surprise. Enjoying a sought-after south-facing aspect, it has been beautifully established over the years to create a colourful and private outdoor space that feels far removed from the hustle and bustle of city life. Thoughtfully planted borders, seating areas and mature greenery provide the perfect setting for relaxing, entertaining or simply enjoying the sunshine throughout much of the day.

The property also benefits from an exclusive parking space and a single garage with power and lighting, situated within a secure gated residents' courtyard. The development itself offers secure pedestrian and vehicle access, attractive communal grounds, a residents' bike store and a genuine sense of community that is rarely found within such a central location.

Location is one of the property's strongest assets. Nottingham city centre, the train station, tram network and canal-side walks are all within easy reach, making daily life incredibly convenient. Queen's Medical Centre, the University of Nottingham and numerous major employers are readily accessible by foot, bicycle, tram or car, whilst nearby green spaces, Nottingham Castle, The Park Estate and Castle Marina provide excellent leisure opportunities on the doorstep.

Built approximately thirteen years ago, the property successfully blends modern construction and energy efficiency with traditional architectural styling, including high-quality sash-style windows that complement the character of the surrounding area. A recently installed boiler in 2026 provides additional peace of mind for incoming owners.

Further benefits include a 999-year lease from 2013 and residents collectively owning the freehold through Woodsend Wharf Management Company Limited, helping maintain the quality, appearance and long-term appeal of this sought-after development.

Offering spacious accommodation, flexible living, excellent transport connections, secure parking, a south-facing garden and a fantastic city-fringe location, this is a home that delivers far more than first impressions suggest and must be viewed to be fully appreciated.

Five Things We Love About 119

The Best of Both Worlds
One of the things we've loved most is being able to enjoy all the benefits of city living whilst still coming home to somewhere that feels calm, secure and surprisingly peaceful. Nottingham city centre is within easy reach, yet the development feels tucked away from the hustle and bustle of everyday life.

Everything on Your Doorstep
The location has been fantastic. Whether it's walking into the city, catching the train, using the tram network, cycling to the University of Nottingham or getting to Queen's Medical Centre, everything is incredibly accessible. We rarely feel far away from anything we need.

The Flexible Layout
The accommodation has adapted brilliantly to different stages of life. The three-storey layout has allowed us to work from home, host guests and create separate spaces for relaxing and everyday living, all without feeling on top of one another.

The South-Facing Garden
The garden has been a real labour of love and one of our favourite places to spend time. Being south-facing means it enjoys sunshine throughout much of the day, while the established planting, seating areas and greenery create a private and colourful space to relax and entertain.

The Community
Woodsend Wharf has a genuine community feel that is difficult to find. The secure gated access, shared courtyard, bike store and beautifully maintained communal areas all contribute to a friendly and welcoming environment. The fact that residents collectively own the freehold gives everyone a real sense of pride in the development and helps keep it such a lovely place to live.
