High-quality facilities and responsive management
The development is very well designed, with particularly beautiful and thoughtfully designed common areas. The club lounge, reception, and co-working spaces are all excellent and feel both modern and welcoming. The gym is very well equipped and meets all our needs. Building and property management have been consistently great — the team is always cordial, attentive, and professional. Any tickets or requests are handled quickly, and we’ve never had an issue left unanswered. Overall, the experience has been very positive.
Please tell us about the good and bad aspects of living in your local area:
Very convenient location with good schools nearby, a Morrisons directly across the street, and Cassiobury Park within walking distance. The area feels quiet and residential. The street itself is well maintained and generally peaceful.
How has the building management responded to any problems or issues you have raised:
Building management has always been very responsive and professional. Any issues raised are acknowledged quickly and resolved within a short timeframe, with clear communication throughout.
Please share one thing (or more) which you wish you had known before you moved in:
One thing worth knowing in advance is that visitor parking can be challenging at times, and public transport links are somewhat unreliable depending on the time of day.

Feels like home
Living at Cortland Cassiobury has a strong design and good facilities, with modern interiors, thoughtful layouts and extensive amenities like a gym, lounge, cinema room, coworking space and landscaped outdoor areas including BBQ/dog park — all aimed at community living. Many residents praise the comfortable, contemporary design and well-equipped shared spaces, and building management often responds positively to maintenance requests and keeps communal areas clean. However, reviews are mixed: some report issues with lifts, bin chutes, hot water and parking, and occasional maintenance delays or unmet facility promises. Overall it’s well designed with great amenities, but management responsiveness can vary in practice.
Please tell us about the good and bad aspects of living in your local area:
Living around Cortland Cassiobury offers a great balance of convenience and green space. You have Cassiobury Park on your doorstep, ideal for walks, jogging and families. Watford town centre, cafés, restaurants and bars are all within walking distance, with plenty of choice from casual to upmarket. Watford Junction and the Metropolitan Line make commuting to London very easy, although roads can be busy at peak times. Parking around the development can be tight, especially for visitors. Streets are generally safe and well-kept, bin collections are regular, and overall noise is moderate for a central location.
How has the building management responded to any problems or issues you have raised:
Yes, there is an app where you put a service request and it get attended to the next day
Please share one thing (or more) which you wish you had known before you moved in:
Building should have had more parking spaces in basement.

Well-Connected Location with a Modern, Well-Managed Development, Efficient Ventilation, and limited parking spaces
The development is generally well designed and well maintained, with a modern layout and good-quality communal areas. One issue we experience is overheating, particularly during warmer periods. However, we rarely need to use the heating system even in winter, as indoor temperatures remain around 22–23°C. The MVHR system works effectively and provides continuous fresh air, although humidity levels can be quite low. Building and property management are responsive and professional, and overall the development is comfortable and well managed.
Please tell us about the good and bad aspects of living in your local area:
WD18 8AT is a convenient area to live, with a good selection of local shops, cafés and supermarkets nearby especially the Morrisons , as well as access to green spaces. Transport links are excellent, with Watford High Street and Watford Junction stations within easy reach, providing frequent train and bus services. Street parking is limited and . Bin collections are reliable and antisocial behavior is minimal. Overall, it is satisfying.
How has the building management responded to any problems or issues you have raised:
The building management has been responsive and professional, addressing any issues promptly and efficiently.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that the apartments can get quite warm during the summer months due to limited natural ventilation, even though the MVHR system keeps the air fresh and humidity low. It’s useful to be aware of this so you can plan cooling solutions or adjust furniture placement for comfort.

A Quiet, Safe and Family-Friendly Place to Live
We absolutely love living at Cortland Cassiobury. The development is modern, stylish and thoughtfully designed, making it a genuinely pleasant place to call home. As dog owners, the dog community here has been especially important to us — it truly feels like a family. The events organised so far have been lovely and well put together, creating a real sense of community. We are very much looking forward to more of these events and continuing our time here.
Please tell us about the good and bad aspects of living in your local area:
The local area is pleasant, quiet and feels very safe, with nearby open green spaces that are easy to access. Transport links are generally there, although it would be very useful to have a direct bus connection to the nearest Tube station. Living on the street is calm, with minimal traffic noise and regular bin collections. We would love to see a local café open within the building for added convenience. We are especially happy that a nursery will be opening in the building, as we have a baby at home and this will make a huge difference to daily life.
How has the building management responded to any problems or issues you have raised:
Maintenance is always helpful and efficient, addressing any minor defects or issues promptly and without delay.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known just how welcoming the community is and how easy it is to meet neighbours through events and pet-friendly activities. I also love that Morrisons supermarket is nearby, and I wish there was a café opening in the building to make this experience absolutely perfect.

5/5 tenancy , looking forward to more years
We are living here for over a year now. Overall we are very satisfied and we look forward to staying here for years to come. The facilities make your life a lot easier and the biggest advantage is the people who work here, from reception to housekeeping. Everyone is very assisting and make sure the tenants have everything they need.
Please tell us about the good and bad aspects of living in your local area:
There are not many local shops around but there is a big Morrisons which is a big plus. Transportation is good too with bus stops nearby and Metropolitan station 15 mins away in foot. No traffic noise.
How has the building management responded to any problems or issues you have raised:
Any issues we have had have been communicated and resolved in a prompt and efficient manner.
Please share one thing (or more) which you wish you had known before you moved in:
Sound proofing is not perfect and some noisy neighbours can ruin your day/night.
