You know what, homes ‘like this’ rarely come to the open market, it’s set in a nice quiet road, set back from the road, with generous front and rear garden, it’s elevated position gives it grandeur, there’s a lounge, a separate dining room, a modern kitchen and three bedrooms, ample off road parking and a short walk to Mold.


Now, Mold remains one of the most popular destinations for homebuyers in Flintshire and with good reason too. As well as being geographically convenient for the majority of local centres of employment, it provides a wealth of opportunities for shopping and leisure along with all the necessary amenities that make modern life bearable.


This home is in excellent order, it could perhaps benefit from a little general TLC, after which it would make a splendid family home. Its credentials for this role are further enhanced by the close proximity to various highly regarded schools and sports facilities which are within easy reach.

In an elevated position at the town centre end of Hendy Road, this is the right half of a pair of semis, with a sloping drive beside a slightly raised front garden.


Now, this garden is in need of someone familiar with the art of strimming, after which it would present a very attractive frontage; however if gardening is not your thing, it could be equally attractive if laid to different areas of crushed slate with the advantage of being maintenance free.


The front elevation of the home is enhanced by the typical 30s style bay windows, which are not only striking but make the front facing rooms delightfully bright.


There is a brickwork arch above the porch, which has since been filled in by the addition of a shaped and fully glazed double front door, and thus producing a small inner vestibule….don’t know where the word thus came from….showing age!!


From here we pass through the original, and very attractive, wooden front door with its decorative leaded and coloured lights, with similar matching windows to either side. This is a great place for wet shoes and coats before stepping ‘properly’ inside. Once inside the hall, the staircase rises in front of us, obviously, while on the left is the door into the front lounge.


This is what seems to me to be the perfectly sized room; large enough for comfort and to accommodate your choice of furniture, however bizarre that choice may be and yet, small enough to feel cosy and welcoming. In excellent decorative order it presents an easy opportunity to modify its appearance to suite your tastes with the minimum of effort.
And should you wish to continue with the period theme, the room’s main focal point is provided by the 1930s style tiled fireplace brought up to modern standards of efficiency by the living flame gas fire it contains.


Back in the hall, the void beneath the stairs has been panelled in, save for a space at the end which provides the perfect spot for a tall fridge/freezer, while opposite this is the door into the dining room. In some houses, I have seen this void converted into a downstairs toilet….food for thought?


Virtually the same size as the front facing lounge, this is a place for lavish dinner parties, where there will never be any arguments caused by the careless clashing of elbows as your guests fight for space. In fact, to me, it almost begs for one of those heavy sideboards from which serving girls, or boys (before we start getting hate mail) dispense devilled kidneys prior to the master having a trying day oiling the wheels of industry.


Stepping through the large patio doors, with their additional window lights to each side, we are then on a concrete patio which runs the full width of the home, becoming tarmac as it rounds the corner. This continues past the back door before ending at the tall fence, dividing this from the drive. It offers ample space for a large shed to store all of the garden furniture that you’re going to need.


The garden is in effect divided into four parts with a path running from the home to the top of the garden. Nearest to the home there is a lawn area, where a degree of neglect has resulted in a colourful wild flower meadow, which would almost be a tragedy to cut while beside here, an area of gravel seems to mark out the position of a long since removed garage. A low retaining wall with a centrally positioned set of steps form part of the path and divides this from the upper level. There are a further two areas of lawn that offer far more space that I expected in such a home. The whole garden is surrounded by substantial fencing with borders of colourful plants and even small trees. You can almost hear David Attenborough in the background…


Returning indoors to the kitchen, we find somewhere that was built in the days when all you expected was a sink, a couple of cupboards and a cooker, but by some miracle of design, this small space has been persuaded to accommodate all that the modern chef has come to expect. There are some really clever touches, such as the cupboard that slides out from its unlikely looking position and gives you more storage space than you thought feasible. As an added bonus, nobody will stroll in and get in the way while you are cooking, leaving you to get on with it.


Moving upstairs, theer’s a generous landing, kept full of natural light thanks to the window at the head of the stairs.


Turning towards the front of the home, we find the smallest of the bedrooms. Like the vast majority of homes of this type, this is obviously a single room, however for those with very small children, it is the perfect nursery. With the top of the panelled box covering the intrusion of the stair well, it is a perfect size and height for a baby’s changing mat; which can only be a boon for Mum’s, or Dad’s, aching back during the wee small hours of the night.


At the opposite end of the landing we come to the family bathroom, which has evidently been the subject of a very recent refurbishment. Here, we find practical vinyl sheets that line the walls and give a clean and modern appearance. The suite itself comprises a pedestal hand basin, lavatory and a very attractively shaped bath which increases in width beneath the twin headed rain shower above one end. This also features a curved glass screen protecting the room from any over-enthusiastic usage, while the shower draws its hot water directly from the home’s gas combi central heating boiler, preventing any sudden shocks when the immersion heater fails to keep up with demand.


Adjacent to here, and also overlooking the rear garden, is the first of the double bedrooms. This is already a spacious room, but offers the chance to make it even more so, by placing any free standing wardrobes in the alcoves either side of the chimney breast and thus producing more available floor space. As if this were necessary… but it’s nice to have the choice.


And finally, overlooking the front of the home, we come to the principal bedroom. This is beginning to look like quite a democratic house as it is, in fact no bigger than its rear facing counterpart, but then it does not need to be. What does set it apart is the natural light from the stylish bay window which should please the lady, or ‘man’ of the house, making the application of make-up a doddle… or so I’m told. Another benefit of these windows which anyone can appreciate is the view, taking full advantage of the home’s elevated position and making it simply a pleasant place to be.
