Description of the Holding

The Land
Land at Dolgarrog comprises grassland for sheep grazing only, extending to approximately 22.95 hectares (56.72 acres). The holding is within a single block, with roadside access. The land is laid down to permanent pasture with an area of open woodland extending to approximately 6.29 hectares (15.5 acres).

The land has a leat and associated equipment for Dolgarrog Power Station running through it which is, in part, fenced out of the holding.

The boundary is fenced, with internal parcels separated by further fences or stone walls.

Farm Business Tenancy Agreement

General
The land will be offered on a Farm Business Tenancy under the Agricultural Tenancies Act 1995.

Term
The initial term will commence on 1st July 2026 and terminate on 30th June 2031.

Payments
The rent for the land will be payable half yearly in advance.
The payment dates will be:
1st July
1st January
The owners expect the rent tendered to be set for the first three years of the arrangement.

VAT
There is currently no VAT payable in addition to the rent, however there is a covenant by the Landlord or Tenant to pay any sum which is a taxable supply VAT shall be payable upon the issue of a valid VAT invoice.
