Enjoyable Living with Excellent Facilities
We’ve really enjoyed living here. The development has a modern, stylish design and one of the main reasons we originally chose it was its aesthetic appeal. While our personal tastes have evolved over time, the building still feels contemporary and well maintained. The gym is well equipped, offers great views and is incredibly convenient to have on-site.
The staff have been consistently friendly, welcoming and helpful throughout our time here. Amie gave us a fantastic introduction to the development when we first viewed it, and Jac has been very supportive whenever we’ve needed assistance. Kourtney’s resident events have also been a lovely touch and have helped create a sense of community within the building.
Building management has generally been responsive and professional. The main area for improvement would be the bin storage, which can sometimes become a little messy. However, this is a relatively minor issue compared with the many positives. Overall, it’s been a very positive place to live, with excellent facilities, a convenient location and a team that genuinely cares about residents.
Please tell us about the good and bad aspects of living in your local area:
The local area offers a great mix of restaurants and bars within easy walking distance, making day-to-day life very convenient. There are also several pleasant open spaces nearby for walks and relaxing outdoors. Transport links are excellent, with good access to public transport and the city centre.
On the street itself, parking can occasionally be limited and the bin storage area can sometimes become a little untidy, but overall the area feels safe, well-connected and enjoyable to live in.
How has the building management responded to any problems or issues you have raised:
The team have always been quick to respond to any maintenance requests or urgent matters.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I’d known before moving in is that while alterations and decorating are permitted, it can feel difficult to fully personalise your apartment. The walls come pre-painted and any changes need to be returned to their original condition when you move out. Because the skirting boards and woodwork are colour-drenched to match the walls, even relatively simple decorating projects can become more time-consuming and costly than expected. It’s not a major issue, but it’s something worth considering if you’re someone who likes to put your own stamp on your living space.

Great place to call home 🏠
Love having the reception available 24/7, feels very safe and well looked after, having a small child.
The staff are unbelievably friendly, supportive and just really helpful. Special shout out to Kourtney, who is such a gorgeous and helpful human, very quick to respond and support with anything! So lovely and genuine. It’s always such a pleasure to speak to her around the development. Same to Jac, just such a lovely, helpful and genuine person. Also to Elise! Same things, the three of them are just exceptional 💞
The maintenance team react to any fixes very quickly and are so so lovely!
The location for us is perfect, being so close to the train station! The design of the building is lovely - my only point might be its a little too moody in decor, I mean very on trend, but can feel a little dark in the corridors!
Please tell us about the good and bad aspects of living in your local area:
Overall we are so happy with mustard wharf. It’s super close to town, the proximity to the train station was a real selling point for us. You have some great local pubs nearby, midnight bell being a fave of ours.
It can get a little noisy but the windows shut out the noise, just when it’s warm and you want windows open it can be a little noisy but I think that’s down to some current building works happening on a seperate building which is at no fault of the development here.
I love our building - Lockside! It’s got two gorgeous outdoor spaces too. Reception too! So easy to have food and parcels deliveries and it’s a fab system! Bin collections are grand. No notes, we are very happy

Yes,very quick to fix any issues and always so helpful and lovely.

My only thing is that it does get quite warm in the summer… but it’s been unusually hot so I can’t really say much, but it’s well insulated with the concrete inside (which I love) just hard to cool down in the summer!

Amazing place to live
Great place in a safe area in East London. Waltham forest council is amazing. Area is clean and great schools in 5 minutes A great place to live in a safe, friendly, and well-connected part of East London. The area is clean, peaceful, and well maintained, with excellent local services provided by Waltham Forest Council. Families particularly benefit from several highly regarded schools within a 5-minute walk, making school runs easy and convenient. There are also nearby parks, shops, and transport links, creating a comfortable and enjoyable environment for both families and professionals.

Living at Deansgate Square
Building management / reception have been great so far, they have dealt with a noise complaint from the apartment below us (Students).
Beth has been great at responding to any issues we have had & also Matt from the maintenance team.
Very disappointed at the lack of aircon in the apartments (unless you are in a penthouse!)
Lifts & bin shutes often out of action & no water at times, but generally good property management,

Fantastic location & the onsite facilities such as shop, bar, pool & gym are amazing. The terrace is great in nice weather.
Very disappointed in the 3 restaurants here, such a shame there isn’t a better choice. However there are some great restaurants within walking distance.
It’s a shame there aren’t any hair or beauty options on site, there is a barber but for nails, waxing & ladies hairdressers there is nothing onsite or nearby.
Onsite car park is great but very expensive & priced increased over 10% within 2 weeks of us moving in.

There are a lot of young students here,
It gets very hot inside the apartments in summer
The sense of community is amazing & beyond our expectations,
The furniture is extremely uncomfortable & the sofa is almost on floor level!
We expected basics in the kitchen like a pull out tap & an induction hob, but we don’t have either here.

Amazing staff - (all can say get a vending machine for late night snacks)
Amazing can’t say nothing bad about living in deans gate all the staff are extremely friendly especially Beth who works at reception always has a smile on her face
