Offering exceptional flexibility and generous accommodation, the property presents an exciting opportunity for purchasers seeking a versatile home in an attractive rural setting, with scope to adapt to individual requirements (subject to any necessary consents).

The property is entered via a large conservatory, providing an excellent space in which to relax and enjoy views across the gardens and surrounding grounds. Double doors open into a spacious reception room, flooded with natural light and enjoying far-reaching views over the countryside. Beyond lies a cosy snug, complete with a wood-burning stove, creating a warm and inviting atmosphere.

Positioned to the rear of the property, the kitchen overlooks the orchard and is fitted with ample storage and workspace.

The accommodation comprises two double bedrooms, one benefiting from an en-suite shower room and the other served by a Jack and Jill bathroom. A further versatile room could be used as an additional bedroom, home office, or study. A separate WC completes the internal accommodation.

Externally, the property provides ample parking for numerous vehicles and benefits from a double garage.

The gardens extend across a substantial plot and are enclosed by mature hedging and established trees, providing a good degree of privacy. To the rear, a patio area surrounds the swimming pool, creating an attractive space for outdoor entertaining.

At the foot of the garden, a useful outbuilding houses the water filtration system connected to the property's borehole supply.

Please refer to the accompanying plan, which illustrates the full extent of the property boundaries.

AGENTS NOTE

West Dene is available to purchase as Lot 1, marketed for offers over £600,000. The property is also offered for sale as a whole, comprising Lot 1 and Lot 2 for a guide price of £800,000, as illustrated on the accompanying plan, presenting purchasers with the opportunity to acquire an extended holding in this attractive rural setting.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops.
