The land is located to the east of Cathrie Farmhouse and farm steading and extends to approximately 15.71 Ha (38.82 Acres) in total and is split into 3 field enclosures. The land is currently utilised for growing a wide variety of arable, vegetable and root crops and has been classified as predominately being Grade 3.2 with a small section of 4.2 to the north of the holding by the James Hutton Institute. The land is of a slight northernly aspect rising from 133m above sea level at the northeastern boundary to 145m above sea level towards the southwestern boundary. The land is accessed via a private farm road between points A-B-C as outlined on the sale plan and benefits from good level of field to field access or via an internal farm track which follows the southern periphery of most westly enclosures.
