Description
1 Pomona Terrace is a beautifully presented 3 bedroomed home. The attic has been fully converted into a third bedroom with a proper staircase leading up from the first floor landing. The room could equally make a spacious office for those working from home and has views across the neighbouring properties to the hills beyond. Two double bedrooms sit on the first floor, with a family bathroom neatly placed on the half turn of the stairs. An elegant sitting room with log burner overlooks the front garden on the ground floor, with a good-sized dining kitchen opening to a glazed porch to the rear. The kitchen has been renewed by the current owners to form a modern space ideal for family life. A cloakroom WC, which houses the central heating boiler and is plumbed for a washing machine, completes the ground floor offering.
Outside, a restful gravel courtyard provides a private space for outside entertaining and relaxation. An outbuilding, ‘The Armoury’ built around 1905 as an armoury for the 3rd Kirkcudbright Rifle Volunteers (later the Galloway Rifle Volunteer Company E Attachment), who were disbanded in 1908, provides a large workshop and storage space which could be utilised in a number of ways including studio, home office space, gym or even extra living space providing appropriate planning consents are obtained. There is a garden running behind the terrace which is split horizontally between the four dwellings, with number 1 having the section nearest. A parking space sits immediately beside the outbuilding, accessed by the lane to the side, and a further designated parking space, coloured blue on the site plan included in these particulars, is further up the lane beside the gardens. The oil tank for number 2 Pomona Terrace sits in a small section close to the lane, coloured purple on the site plan. This part of the grounds was exchanged for the additional parking space.
1 Pomona Terrace would make a wonderful family home, particularly for smaller families or first-time buyers, and equally could be a much-loved second home in which to enjoy regular escapes from busy working lives in this stunning corner of Galloway.

Garden
Stone steps lead up from the pavement to the front door. The front garden is laid to lawn bordered by mature plants and shrubs, and within a retaining wall adjacent to the pavement, which leads around into the access lane to the side. To the side towards the Armoury is a further area of garden which is home to magnificent hostas and a beautiful acer amongst other mature plants. To the immediate rear of the house is a sheltered gravel courtyard with pedestrian gates to either side, a lovely area in which to enjoy sunny days and do some outside entertaining.
Leading up from outside the lane-side gate of the courtyard are steps up into the main garden. This lovely area leads uphill, mainly laid to lawn interspersed with shrubs, and from the top are breathtaking panoramic views of New Galloway and the beautiful surrounding countryside.
