Freehold

Description

Architecturally-treated four bed, two bath optimized Victorian terrace of 1947 square feet (that's excluding the garden studio and eaves storage!)). A delightful east-facing garden completes the attractive package.

Find your new address on a quiet and tree-lined no-through street which places you winning-at-life close to Queens Road Peckham Station (you are only a few minutes from the platform!) and the cool local independent businesses which hug it.

Additionally, there are brilliant bus routes at the top of your street, and Peckham Rye Station is a 14 minute stroll.

In your front door and you have a generous front reception first on your right. This is 14 feet by 13 feet with lovely coving, wooden floors, and a pair of sash windows (we love the timber shutters and box work here). Further, a central fireplace has a marble surround, and walls are a smart navy hue.

Next door is a second reception room, of 13 feet each way, with custom-made storage either side of a feature fireplace.

The hall has good storage for coats, shoes and such. And a downstairs/guest w.c.

Enter the main event from the hall or via a panel-glazed door from reception two. What a room! It is 22 feet by 18 feet and at the foot are folding double-glazed doors onto the garden. Three large roof lights are set in your apex ceiling. It is all rather fabulous! Reclaimed block parquet graces the floor in herringbone pattern. Your timeless Shaker-style kitchen boasts a central island/bar with inset sink, and loads of cupboard space.

Up to your first floor and you have two double bedrooms to front and back, and a large single to the front, too. A sash-windowed bathroom serves and finishes this floor. This has beautiful traditional fittings and sanitaryware, and a roll-top bath and an independent shower.

Your second floor delivers a delightful sash-windowed shower room (again with well-chosen traditional-style sanitaryware) and an impressive principal bedroom, of 21 feet by 10 feet, with excellent inbuilt storage plus plenty of easily-accessed eaves storage as well.

The area around QRP Station has its own established scene: we like Eagle Eats, Connie’s pizzeria, Peckham Cellars, Beer Rebellion, Blackbird Bakery, Well & Fed and DKUK hair salon (cuts in front of art!) especially. All are within five minutes of your door, as is a handy Tesco store.

Walk a little further for The Meeting House (cafe through to wine bar) and Naifs (family-run Michelin- recommended vegan restaurant).

Walk 12 minutes to Rye Lane, 14 to Peckham Rye Station, and 16 to Bellenden Road. Rye Lane is home to hip rooftop bars, a cinema (with £5.99 films), regular pop-ups and handy high street shops. Bellenden Road has top restaurants such as Artusi, Ganapati and The Begging Bowl. Blenheim Grove has good spots as well (examples - Levan, Il Giardino and Hausu).

For more options, New Cross (don't miss contemporary art gallery Goldsmiths CCA here), Nunhead, East Dulwich and Deptford are all close.

There is a cute community garden at the end of your street. And local parks include Brimmington, Telegraph Hill, Peckham Rye, Burgess and Southwark. Or jump on the bus for Greenwich Park plus attractions, and The Thames of course.

Kids? Local popular ones include Edmund Waller (3-11) and Haberdashers' (3-18).
