Description

This bright two-bedroom apartment lies on the upper floors of a handsome Grade II-listed townhouse built in the 1800s and close to Limehouse Basin. Original features include ornate cornicing and soaring sash windows that draw in abundant light. Close to the station, the apartment is well-placed for DLR and C2C connections into the City and Canary Wharf and sits close to several well-loved riverside pubs.

The Tour

The stock-brick house this apartment lies within is quintessentially Georgian, with its black wrought-iron railings, an arched window, and tall sash windows with stucco banding. This home’s private entrance is on the ground floor, where a handsome original staircase with a timber handrail ascends to the first floor.

Twin sash windows stretch almost floor-to-ceiling in the sitting/dining room, placed at the front of the first floor. Generous shelving has been fitted in alcoves on one side, and an ornate cornice traces around the ceiling. White walls and carpet are a crisp canvas for art and furniture. The kitchen is at the rear of the first floor, with white cabinetry, another sash window, and appliances including an externally vented Siemens extractor hood.

There are two double bedrooms upstairs; both are laid with fine original floorboards and have fitted wardrobes. The room at the rear is used as a study, while the larger room at the front has a charming cast-iron fireplace. The crisp shower room sits on the ground floor and has a large shower. A sash window on the staircase opens onto a small flat roof at the rear of the bathroom, set between the first and second floors, which holds a certificate of lawful use as a domestic terrace; this would require planning permission and listed building consent to create direct access.

There is an attic beneath the butterfly roof accessible via a Fakro loft ladder, providing useful storage.

The Area

Just a few steps from the house, stairs lead down to the Regent's Canal towpath, from where you can walk uninterrupted all the way to Islington, passing Victoria Park, Broadway Market and Hackney's canalside cafés and pubs along the way. This stretch of the canal is rich with greenery and wildlife — a verdant, traffic-free route into the heart of east London. These same stairs lead to Limehouse basin, a picturesque marina leading to the Thames and the Limehouse Cut canal, offering an uninterrupted walk along the towpath to Hackney Wick and Stratford Olympic Park.

The Yurt Café is a delightful spot next to Limehouse Station. There is also a sister branch of Hackney’s E5 bakery at Poplar Union on the Limehouse Cut canal, a smart community venue, café and delicatessen set in well-maintained playgrounds and parks. The Thames footpath has wonderful scenic walks either towards Wapping, the Isle of Dogs and Greenwich.

The historic Narrow Street, facing the river, is a brief walk across Ropemaker’s Field. Here, one of east London’s oldest pubs, The Grapes, can be found; it has an excellent menu and a pub quiz every Monday. There is also a Puregym a few paces away from the flat.

Transport links are excellent. Limehouse station, a two-minute walk away, offers both DLR and c2c National Rail services — a dual connection that few homes in the area can claim. The DLR runs west to Bank and east to Canary Wharf (which also runs Elizabeth line services), both less than 10 minutes away direct, while c2c National Rail reaches Fenchurch Street in the City in around seven minutes, with fast trains east towards Essex and the Thames Estuary. London City Airport is around 17 minutes away on a direct DLR service, making international travel straightforward.
