A snap shot of simplicity
Very modern inside and out. Great appliances and set up in the apartment, apartment was very clean when I moved in with all furniture In good condition. The mattress is not that comfortable though a little to soft! Other than that it's okay. Happy with set up.
Please tell us about the good and bad aspects of living in your local area:
Amazing place to be, your have everything in close proximity. Only thing I would say is it can get noisy at night, especially on student nights,. I think Tuesday and Thursdays! Good transport links if you want to go out town too.
How has the building management responded to any problems or issues you have raised:
Yes, everything fixed on time when something broke.
Please share one thing (or more) which you wish you had known before you moved in:

Unreal views, great study spaces and 10/10 management
I've been living here for a bit now and honestly, the setup is brilliant. The flats are super modern with massive windows, so you never feel boxed in. The communal areas are the biggest selling point—the study spaces are perfect for getting your head down into coursework, and the views from the top-floor bar are unreal when having mates over.
Please tell us about the good and bad aspects of living in your local area:
Great spot for uni. Circle Square has amazing food and it's only 10 mins to Chinatown. Oxford Road station is right outside, but don't bring a car—NCP parking is a total rip-off. The 35th-floor bar and study spaces are top-tier. Lifts get packed at peak times, but the 24/7 concierge team is a 10/10.
How has the building management responded to any problems or issues you have raised:
Yes responded to very quickly and no extra charge.
Please share one thing (or more) which you wish you had known before you moved in:
The flats get absolutely boiling in the summer because of the massive floor-to-ceiling windows. The views are unreal, but definitely buy a decent fan early on.

Modern Skyline Living with Exceptional Amenities and Service
The on-site facilities are arguably the finest in the city centre. The standout feature is the spectacular residents' bar on the 35th floor, which offers unmatched panoramic views across Manchester and serves as a brilliant social hub. For those working from home, the dedicated co-working lounges are fully equipped with high-quality monitors, private booths, and complimentary hot drinks. The gym is extensive and immaculately maintained, easily rivaling commercial fitness centres. The lack of an integrated car park is the only real drawback, requiring car owners to source expensive external parking nearby.
Please tell us about the good and bad aspects of living in your local area:
The city centre location is excellent. Circle Square itself has fantastic shops, cafes, and great restaurants right on the doorstep, like Hello Oriental and North Bar. For grocery shopping, having an Asda Express right here is very convenient, and Chinatown is only a short ten-minute walk away. Symphony Park provides a lovely green space to relax outside right in the middle of the development.
How has the building management responded to any problems or issues you have raised:
The property management team handles issues with great communication and speed. Maintenance requests logged through the portal are picked up swiftly, with the onsite team usually sorting the problem out within a day or two.
Please share one thing (or more) which you wish you had known before you moved in:
Because there is no on-site resident parking, keeping a vehicle here is a major financial commitment. Relying on the nearby NCP car parks adds an expensive monthly fee onto your living costs. The location is so central with Oxford Road station right outside that it is much easier and cheaper to live completely car-free.

Premium City Living with Panoramic Views
The building and property management are exceptionally professional. The 24-hour concierge and security teams are very friendly, always help with parcel deliveries, and make you feel completely safe. The housekeeping team keeps the common areas and lounges spotless, and maintenance requests are handled very quickly. It is an expensive place to live, but the service makes city life completely hassle-free.
Please tell us about the good and bad aspects of living in your local area:
The location in the city centre is excellent. Circle Square itself has great shops, cafes, and restaurants right on the doorstep, so you can get almost everything you need within a short walk. If we want traditional Chinese food or specific Asian groceries, Chinatown is only about a ten-minute walk away, which is incredibly convenient. The green square in the middle of the development is a nice open space to sit outside when the Manchester weather is good, though the surrounding area is mostly busy university buildings and high-rises.
How has the building management responded to any problems or issues you have raised:
Any maintenance requests submitted through the resident portal are acknowledged quickly, and the on-site team usually dispatches a technician to resolve the issue within 24 to 48 hours. For minor day-to-day matters, the 24-hour concierge team is always available at the front desk to help immediately.
Please share one thing (or more) which you wish you had known before you moved in:
Lift Traffic at Peak Times
While the high floors offer incredible views, the ground floor lift lobby gets incredibly busy on weekday mornings (around 8:00 AM to 9:00 AM) and evenings when everyone is commuting or university classes finish. You need to factor an extra five minutes into your morning routine just for the lift journey, as it stops frequently on the way down.

Perfect for uni and totally stress-free
The design of the building is spot on and really modern. The flats are a decent size with a good layout and plenty of storage, which is exactly what you need. Facilities-wise, it’s brilliant. Having the private study spaces downstairs is an absolute lifesaver when you can't be bothered walking to the uni library, and the communal areas are great for chilling out with mates.
As for the building management, the uhaus team at reception are always super friendly and actually get to know you. If anything ever breaks in the flat, you just log it and the maintenance guys sort it out really quickly, no messing about. The property management overall is dead easy to deal with too. Everything from signing the tenancy to moving in was totally hassle-free. Definitely recommend living here if you want an easy, stress-free time while studying.
Please tell us about the good and bad aspects of living in your local area:
Living here is literally so handy for uni and town. Loads of decent food spots and bars right downstairs, and Symphony Park is great to chill in when it's sunny. Transport is spot on – Oxford Road station is like a two-minute walk and the buses are constant.
Downsides: parking is basically non-existent and well expensive. It gets quite loud on the weekends, but you expect that living in the centre. The building sorts all the bins out so you don't even have to think about it, and security are always about so there's no real hassle.
How has the building management responded to any problems or issues you have raised:
Honestly, they've been brilliant. If something breaks, you just report it and the maintenance guys are usually up to fix it the exact same day. There's no hassle at all, and they actually get it sorted properly the first time instead of just doing a quick patch job.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known to factor in the lift times in the mornings! When everyone is rushing out for 9am lectures, it can take a few minutes to get down to the ground floor, so definitely leave your flat five minutes earlier than you think you need to.
On the plus side, I wish I'd known how much free food and drinks they actually give out at the communal events. Definitely keep an eye on the noticeboards downstairs because getting involved genuinely saves you a fortune on takeaways!
