Description

This much loved family home was built in the 1950s and is coming to the market for the first time in 30 years.  It has been thoughtfully extended and adapted over that time to create more than 2,000 sq ft of flexible accommodation.  The property has been extended at both the front and rear and both the loft and garage have been converted into living accommodation.  The property has evolved with the changing needs of family life and now offers generous, versatile space for its next owner.

Having been lovingly cared for and enjoyed by the same family for three decades, the property presents a wonderful opportunity for new owners to make their own mark.  While the floor plan demonstrates the scale and flexibility of the accommodation, the property is best appreciated in person.

The ground floor suits the busy rhythm of family life.  There is a semi-open-plan dining room and kitchen which overlooks the beautiful rear garden.  At the front of the house is a well-proportioned sitting room with a log burner.  The former garage has been converted to provide a highly versatile additional room with an en-suite wet room and could be used as a home office, playroom, guest space or potential annexe depending on requirements.

Practicality has also clearly been considered.  There is excellent storage throughout the ground floor including two discreet underfloor storage spaces beneath the garage conversion and sitting room extensions.  A separate utility room and pantry further enhance the home’s family facilities.

The first floor has three double bedrooms, two of which are served by a family bathroom.  The third bedroom in the extension above the former garage has its own en-suite.  Each of the bedrooms comfortably accommodates a double bed and appropriate bedroom furniture.

The loft conversion forms a generous principal bedroom suite, complete with en-suite bathroom and dressing area.  There is a Juliet balcony overlooking the rear garden and the parkland beyond.

The plot extends to approximately 0.14 acres and provides driveway parking for several cars.  At the rear, the mature southerly garden is a particularly attractive feature offering a wonderful sense of privacy and greenery.  There is a recently erected summer house which could lend itself to future use as a home office, studio or garden retreat.

Situation

The property is located within Delves Avenue’s friendly and established residential community and is only 0.8 miles from the Old High Street and the historic Pantiles.

Tunbridge Wells mainline station is within walking distance being less than a mile away.  There are Southeastern services to London Bridge in around 45 minutes and Charing Cross in just under one hour.  At peak times there are up to four departures per hour including direct services to Cannon Street.  The line also extends south towards the East Sussex coast and Hastings is reachable in under 45 minutes.  Tonbridge is around ten minutes away and offers onward connections towards Sevenoaks, Ashford, Dover and Maidstone. Access to the A21 lies just to the east of the town.  The M25 and the wider motorway network is some 10 minutes from joining the A21.

Claremont Primary School is just 0.4 miles from the property offering a highly convenient primary option.  The town is also well known for its choice of respected secondary schools including Bennett Memorial Diocesan School, Tunbridge Wells Girls’ Grammar School, The Skinners’ School and Tunbridge Wells Grammar School for Boys.  Slightly further afield, The Judd School and the Girls’ Grammar School in Tonbridge are regarded as two of Kent’s better grammar schools.  There is also a highly regarded selection of independent schools in the area.

The historic Pantiles has a colonnaded walkway lined with independent shops, cafés, restaurants and bars and has been at the heart of Tunbridge Wells’ social life for centuries.  Today it remains one of the town’s most distinctive destinations and is home to specialist retailers, art galleries and eateries.  The Pantiles hosts regular farmers’ and craft markets and seasonal events celebrating jazz, food and fashion. On summer evenings in particular its outdoor seating and relaxed pace create an atmosphere that is genuinely difficult to replicate.

The Old High Street connects to the Pantiles via the cobbled Chapel Place and offers a charming boutique retail experience with antique, jewellery, homeware stores and independent fashion.  Mount Pleasant Road provides the more functional commercial spine of the town centre and rises from the mainline station to the Royal Victoria Place shopping centre.  There is also a strong and growing café and restaurant offering.  Together, these areas give Tunbridge Wells an unusually complete town-centre combining heritage, independent retail, everyday convenience and dining all within comfortable walking distance of this home.
