ABOUT THE BUILDING
Riverstone Heights honours the history of the Lea Valley with heritage-inspired detailing and a moss green façade that will patina over time. The nearby Three Mills Island was home to craftspeople as early as 1086, with flour, gunpowder and gin all produced on the site in the past.
The communal areas of the residence have been designed in collaboration with the award-winning ADC Atelier, the Barcelona-based interior design firm behind finely-tuned hospitality spaces like Soho House Istanbul, Dumbo House and Cecconi’s Berlin. You’ll find the same instinct for detail at Riverstone Heights, from the mosaic planters that flank the marble reception desk to the bespoke wood paneling in the library.
A dedicated workspace for residents on the first floor is the latest chapter in the area’s working tradition. Pairing light-filled meeting rooms with phone booths, staggered snugs and a roomy open-plan hub, it’s ideal for those who want to work collaboratively one minute and then slip off for a private call. From the reclaimed wood flooring underfoot to the stacked marble island opposite the kitchenette, it’s fair to say this is a far cry from sterile corporate office. Armchairs by the hearth, which is clad in handmade Italian Botteganove tiles, will be the most coveted for cosying up come evening.
For lounging away from the laptops, the ground floor library is a hidden gem-hangout with plush seating around a bespoke burl wood coffee table. It’s here you’ll find the individual post boxes, plus access to the all-important parcel room.
Up on the residents-only rooftop, a dedicated barbecue area sits under a Mediterranean-style slatted pergola. Finish off a few emails on a sun lounger or sink into a pair of rattan armchairs with a neighbour after hours – every seat is angled for sensational views. Lush planting has been plotted by east London’s Conservatory Archives and hundreds of festoon lights strung overhead for illumination on balmy evenings. For nights with a different flavour, a bookable dining room allows residents to play host against the backdrop of the London skyline. Ideal for birthdays or gatherings that require a little extra fanfare, it includes a state-of-the-art kitchen equipped with Gaggenau appliances and fully stocked with artisanal tableware from Borough Kitchens.
Way of Life has brought Riverstone Heights to life with an eclectic edit of furniture, fabrics and bespoke finishes. Expect curated pieces from &Tradition, Six the Residence and Audo Copenhagen, plus handtufted rugs designed by ADC Atelier. Design signatures include mosaic tiles, Art Deco-feel light fixtures and a figurative mural from Polly Arnett commissioned for reception. This chic entryway also features a custom oak and marble desk framed by tiled, monstera-wrapped columns inspired by a trip to the Barbican Conservatory.
You’ll find a selection of artworks from some of Britain’s most exciting artists on the walls, from printed silk pieces by Kojo Marfo to graphic wood blocks from The Camberwell Collective.
ABOUT THE AREA
Bromley-by-Bow is a well-connected community near some of London’s most iconic waterways. Sitting between the River Lea, Bow Creek and Limehouse Cut, the neighbourhood offers swift access to leafy riverside walks, historic architecture and some of east London’s finest bars and restaurants.
With Bromley-by-Bow Underground station directly opposite and Bow Church DLR at the end of the high street, Canary Wharf is a short hop and Shoreditch a 15-minute commute away. Stratford’s Olympic Park is on your doorstep and Victoria Park within a thirty minute walk along the Lee Navigation towpath.
Step into a burgeoning food scene, with independent restaurants such as Polentina and wine bars Symposium and Vinarius setting up shop near heritage pubs like The Green Goose and The Bow Bells. There’s also good vintage shopping along the Roman Road and plenty of creative studios and workshops to explore in Bow Arts, an arts organisation based in a former nunnery and Victorian factory.

However you choose to give back, you can do so safe in the knowledge that you’ll be supporting tangible long-term change, close to home.

Well-maintained building with responsive management and helpful support
The building is well maintained with generally good design and practical facilities that support comfortable living. Common areas are kept clean and in good condition, and maintenance issues are usually addressed in a reasonable timeframe. Building and property management are responsive and organised, helping to resolve queries efficiently. Saad is very helpful and approachable, which makes communication with management much easier. Overall, the experience of living here has been positive with good upkeep and support.
Please tell us about the good and bad aspects of living in your local area:
The area has a good range of local shops, supermarkets, cafés and restaurants within walking distance, with a variety of options for everyday needs and dining out. Transport links are very convenient, with frequent bus and nearby tube/train connections, making travel into central London easy, although peak times can be busy. There are also pleasant open spaces nearby for walking and leisure. On my street, parking can sometimes be limited but generally manageable, bin collections are regular and reliable, and there is minimal anti-social behaviour. Traffic noise is present at peak hours but is otherwise fairly quiet and residential.
How has the building management responded to any problems or issues you have raised:
The building management has generally responded promptly and effectively to any issues raised. Problems are acknowledged quickly and usually resolved in a reasonable timeframe, with clear communication throughout the process.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how busy parking and nearby traffic can get during peak hours, which isn’t always obvious during viewings. Also, it can take a little time to get used to how quickly bin collections and maintenance schedules operate, so planning around those helps. Overall, the flat itself and management are good, but these small day-to-day practicalities are worth being aware of for new residents.

Convenient and comfortable place to live
The development is well designed and has a modern, clean appearance. The communal areas are usually well maintained, and the building feels secure and comfortable. The facilities are practical and make everyday living easier. Building management is generally responsive and helpful when issues are reported, although some maintenance requests can take a little longer than expected during busy periods. Overall, the property is a good place to live, with a nice balance of convenience, comfort and security. The layout of the apartments is practical, the environment is tidy, and the development feels well managed.
Please tell us about the good and bad aspects of living in your local area:

How has the building management responded to any problems or issues you have raised:
Building management has generally responded well to any issues raised. They are polite and helpful, and most problems have been dealt with within a reasonable timeframe. Communication has been clear, and I feel that they take residents’ concerns seriously.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that parking can sometimes be limited at busy times, so it is worth planning ahead if you have a car or regular visitors. Apart from that, the development is convenient, comfortable and easy to settle into.

Lovely building, AWFUL management.
The management is AWFUL. I moved in July, and at the beginning of September, I started having issues with what I believe is a faulty pipe in the ceiling. Long nights of no sleep, banging and having to find other places to stay on multiple occasions (and resorting to sleeping with noise-cancelling headphones on), all whilst still paying the full price of £2160 with bills on top. I sent over 20 videos to management on different occasions, and they have been no help. They would regularly say someone is coming to fix the noise (at the most inconvenient times - like 7:30am on a Friday, and letting me know this at 6:30am that same day) and after waiting around and changing my schedule for this, no one would turn up, but they would still say the "work was complete". If it was, I don't know how you can fix a pipe in my ceiling from outside of my apartment - and even then, I still never saw anyone.
Please tell us about the good and bad aspects of living in your local area:
There is always construction work going on. Lovely facilities but doesn't really mean much when you can't use them all the time. Super easy to get to central London though, and lots of options for walks/running.
How has the building management responded to any problems or issues you have raised:
Trying to get help from them is the equivalent of speaking to an Amazon chatbot that doesn't understand English.
Please share one thing (or more) which you wish you had known before you moved in:
If I had known how much money and sleep I would lose from these issues and the lack of help from management, I would not have moved in. I'm not sure if any other apartments have the same issue, but apparently, there was another person who had a similar issue in the past, and they also provided no help in his case. Lovely place, but would not recommend moving into *number removed* or even trying to seek help from management.

Manager's response
Hi Izzy,
We’re sorry to hear about your experience and the disruption you’ve described.
We confirm that multiple maintenance visits were arranged to investigate and resolve the issue, both within your apartment and in other parts of the building, though we regret that this did not resolve matter to your satisfaction.
We understand that the team has already reached out to book further investigation access; should you change your mind and allow a follow up visit, we can continue working toward a resolution for you.”
Kind regards,
Darek

Super convenient and cozy apartments
I think maybe can add some coffee machine and printer for us to use. Also, the locker in the mail room didn't send us a code for us and hasn't been fixed yet. Everything else is so nice! I love it very much! Love it love it love it love it love it love it!
Please tell us about the good and bad aspects of living in your local area:
Living at Riverstone Heights on Reed Avenue has been a genuinely positive experience overall. The transport links are a real highlight — Bromley-by-Bow tube station is literally a 2-minute walk, putting Canary Wharf just 14 minutes away and Bank under 30. For anyone commuting into the City or Docklands, it's hard to beat.
The building itself is well-managed with a concierge, roof terrace, and shared spaces that make day-to-day life comfortable. The River Lea is close by for walks and cycling, and Victoria Park is reachable on foot — a great green escape. A big Tesco is 2mins walk and Sainsbury as well. It's also very reachable to Canary Wharf and Stratford Westfield shopping centre.
How has the building management responded to any problems or issues you have raised:
Staff are very friendly and keen to help whenever I have some issues.
Please share one thing (or more) which you wish you had known before you moved in:
It is Dog friendly; It doesn't have gym; The common space is so good!

Excellent Living Experience at Riverstone
The design of the property is well thought out, and I can hardly find any issues with it. The layout is practical and efficient, with each room serving its purpose perfectly. The facilities provided are modern, convenient, and reliable, making daily life comfortable and enjoyable. Overall, I am very satisfied with the home itself, as it meets all my expectations and offers a pleasant living environment without any major concerns or shortcomings.
Please tell us about the good and bad aspects of living in your local area:
Living here is very convenient with excellent transport links and a nearby metro station, making commuting easy. There is a huge Tesco open daily until midnight, which is perfect for shopping. The community also has a public reading room that is cozy and comfortable. Additionally, the staff are extremely friendly and welcoming.
How has the building management responded to any problems or issues you have raised:
I really love all the building managers here! My favorites are Saad and Helga, both of whom are incredibly welcoming. This is my first time living in a co-living apartment, so I had many questions, and Saad was always patient and helpful. Since I’m Chinese, he would even say the Chinese words he knows to make me laugh when I felt nervous. Helga greets me with so much warmth every time we meet, which makes me feel genuinely happy. I truly appreciate them!
Please share one thing (or more) which you wish you had known before you moved in:
Honestly, so far I’m very happy living here. The only thing I wish I had known earlier is how convenient it is—I can get direct access to three train stations, which makes it super easy to reach London’s stations and is perfect for someone like me who loves to travel!
